Here’s a look at recent changes in the business landscape in the Sioux Falls area.
A new coffee shop downtown offers grab-and-go convenience for workers in the nine-story office tower at The Steel District. Locally owned Brioux Falls serves coffee, espresso, tea, smoothies and Lotus energy drinks. A small menu for food includes items such as breakfast sandwiches and soup. To start, hours are 7 a.m. to 4 p.m. weekdays.
The franchise owners of Drybar locations in Sioux Falls and Rapid City have closed the salons because of what they called unforeseen circumstances. Drybar, which is a national chain specializing in blowouts, opened last summer in the Empire Place retail center near The Empire Mall. Neighboring business Hawaii Fluid Art also closed unexpectedly earlier this year.
New apartment buildings at Cherapa Place are opening. Residents begin moving into The Clark in May, and The Dakota will open July 15. Apartments range from studio lofts through two bedrooms with a den at The Clark and studios through three bedrooms at The Dakota.
South Dakota State University will open a center in Sioux Falls dedicated to health sciences education. It will be on the northeast corner of 33rd Street and Minnesota Avenue in a building Avera Health is donating to the university’s foundation. The 44,359-square-foot SDSU Metro Center will bring pharmacy, nursing, respiratory therapy, medical lab science and public health students who have been using space there and at Southeast Technical College and USD – Sioux Falls under one roof. Avera Home Medical Equipment will move to another Avera building at 3720 W. 69th St. Renovation work will begin this summer and continue through 2025.
A new locally owned west-side sports center has started to rent out space for practices and events. Impact Sports Center is in a 40,000-square-foot building at 500 N. Ebenezer Ave. It includes court space that can be used for basketball, volleyball or pickleball. There’s a 10,000 square feet of open field turf and an area for batting cages and a golf simulator.
Jimmy John’s will open its first location in Brandon by midyear. A franchisee with other sandwich shops in northwest Iowa has signed a lease for space in a new retail center in the Brandon 90 Plaza development off Interstate 90 and Splitrock Boulevard.
JLG Architects has expanded its downtown office at 232 S. Main Ave., taking over the former Lemonly space next door. The team has grown from five people to 24 since the North Dakota-founded firm opened an office here eight years ago.
An apartment building for residents 55 and older has opened at 85th and Western. The Parkwood offers independent living with services such as housekeeping, meals and other amenities. The 133 apartments range in size from 438 to 1,616 square feet.
U-Haul has started construction on a large new moving and self-storage facility in southeast Sioux Falls. U-Haul Moving & Storage of Veterans Parkway will be on the southeast corner of Veterans and 41st. The 8-acre property will host a pair of three-story buildings, each encompassing 700 climate-controlled self-storage units. A separate warehouse will hold 1,250 U-Box mobile storage containers. In addition, customers will have access to moving trucks, trailers, boxes and packing supplies, professional hitch installation and towing equipment, propane and more. The complex is scheduled to be complete in early 2025.
Sioux Falls-based Levo Credit Union plans to acquire a Sioux City bank branch from Minnesota-based Heritage Bank. The transaction is expected to close in the fourth quarter. Levo recently announced an expansion of its service area from four counties in the Sioux Falls area to 29 counties along the Interstate 29 corridor in South Dakota, North Dakota, Iowa and Minnesota.
Low-cost variety store Miniso has opened at The Empire Mall. The first location in South Dakota for the global retailer is in between Express and Footlocker. Merchandise includes household and consumer goods such as toys, home decor, collectibles, cosmetics, candy, stationery and kitchenware.
Zandbroz Variety in Fargo is closing in June as co-founder Greg Danz and his wife, Renee, retire, but the downtown Sioux Falls location will remain open. Jeff Danz, Greg’s older brother and the other co-founder, said he has no interest in retiring.
Engineered Truss Systems has opened its new 95,000-square-foot plant in Brandon. The business, which Lloyd Cos. acquired in 2022, specializes in manufacturing roof and floor trusses and also offers laminated veneer lumber beams and headers. It will expand with a wall line in June. The business moved from 1400 E. Benson Road in Sioux Falls.
Session Ale Works plans to open its west-side restaurant and craft beer bar May 10. The locally owned business is in a retail center in the Firehouse42 development on 12th Street just east of Ellis Road. A large patio offers views of the manmade lake to the north. It will be open daily.
The first McDonald’s west of Interstate 29 in Sioux Falls will be built on the northeast corner of 41st and Ellis. The plan is to open later this summer. It will include a double-lane drive-thru and a slightly smaller than typical dining room.
Locally owned Kaladi’s Bistro has closed. The restaurant at 26th and Minnesota was founded in 2003 and had been sold twice since then, most recently in 2021.
Brothers Josh, Seth and Dylan North are leasing the former Tea Steak House and Tea Event Center in Tea. They plan to open a restaurant, bar, video lottery casino, liquor store and event venue in stages over the coming months. The businesses will be named Titans Tavern, O’Toole’s Casino & Bar, North Bros Liquor and Tea Event Center. Since the Tea Steak House closed in 2021, the building has had multiple uses, including as a Boss’ Pizzeria & Sports Bar and most recently for a few months early this year as the Latino nightclub El Effecto.
