Home construction has begun at Courtyards at Golden Gateway, a new Sioux Falls community offering single-family homes to those 55 and older – and a ribbon-cutting is scheduled next week to celebrate.

Courtyards at Golden Gateway is an Epcon community being developed and built by Kelly Construction Inc. northwest of Veterans Parkway and Madison Street.

“We have had great interest both from local people and people wanting to move to Sioux Falls from out of state,” said David Shelton, representing agent from Century 21 Advantage Kelly Construction Team.

“The amount of interest this community has generated already is super exciting and leads us to believe that as the community starts to come alive, excitement and interest will only increase. We currently have over 300 people that have shown interest and want to keep updated on this development.”

The ribbon-cutting will begin at 11:30 a.m. July 27 on the site. Walk on the newly paved roads, enjoy free food, meet the builder and developer of Courtyards at Golden Gateway, and check out the progress of Sioux Falls’ only single-family, 55-and-over, active adult community.

“So many people in this market are very actively living their lives by working and traveling, spending time with family and friends. Sixteen home sites are spoken for, and the number is expected to grow rapidly. Buyers can purchase spec homes with finishes expertly selected by designer Stephanie Vostad or reserve the lot of their choice with ultimate flexibility.

“After choosing the lot of your choice, you get to personalize your home’s fixtures and finishes with our professionally curated design options,” said Kyle Kelly, president of Kelly Construction.

Kelly Construction was founded by Kyle Kelly in 2012 and is currently building homes in Sioux Falls, Sioux City and Omaha. Courtyards at Golden Gateway has three modern and flexible floor plans that can be personalized in size and finishes.

A limited number of homes also will be available with a walk-out basement. Each floor plan includes single-level living and a private side courtyard with expertly curated designer finishes. Buyers will have an array of designer finish options, presented in a simplified three-tier selection process. The price range of homes in this community goes from the low $500,000s to more than $1 million.

Courtyards at Golden Gateway is designed to be a vibrant community with homes designed for where you live, said Vostad, Kelly Construction’s design and client experience manager.

“We have streamlined the process with professional design options already put together,” she said. “The homeowners who have already been through our simplified three-tier design process love it! We will sit down and select finishes and colors in the design studio to personalize your home and create a space that is uniquely yours with ease.”

A clubhouse is under construction and is expected to open in early 2023.

“As the social heart of the community, this clubhouse is packed with opportunities to connect with the residents of Courtyards at Golden Gateway,” Kelly said.

“Outdoor amenities include a pool, patio area, covered outdoor fireplace area and a pickleball court. Inside the luxury appointed clubhouse is a large gathering area with vaulted and beamed ceiling, fireplace and kitchen area. Also included is a golf simulator and a fitness studio.”

Several spec homes are started and on the market, and homes are being released monthly from the reservation list for construction.

“We realize that people have many choices when it comes to purchasing a home, but none of them that are currently in Sioux Falls host this level of luxury nor do they offer this balance of community and privacy of owning your own home,” Nagel said.
