Sioux Falls building activity lags last year — but housing is up

It’s too soon to call it a trend, but homebuilding in Sioux Falls is looking to be headed toward a stronger year.

Through February, the city of Sioux Falls issued permits for 51 single-family homes, up from 10 last year and similar to the 56 issued in 2022.

Residential additions and remodeling projects totaled $8.2 million, up from $6.7 million last year and behind $10 million in 2022.

The commercial activity through the first two months of the year put the city behind on its overall building pace. Total permits were $91.3 million, down from $108.8 million last year and $149.5 million two years ago.

“It is good to have a strong start to the year on the residential side, and I have a lot of confidence in our developers and contractors that the commercial side will be where we hope it to be by the end of the year,” said Butch Warrington, the city’s chief building official.

While new commercial activity at $39.3 million is on par with $46 million last year, commercial additions and remodeling projects totaled $27.4 million or about half of the $51.3 million to start 2023.

Multifamily units totaled 109 units through February, up from 63 last year and down from 168 two years ago.

Major commercial projects permits issued last month include the northwest Yukon at Benson apartments at 3700 N. Yukon Ave. from Signature Cos. The permits were valued at almost $11 million.

The shell for the Sioux Falls One Stop building that will house several state government offices at Dawley Farm Village totaled $8 million, and an addition to the northwest George McGovern Middle School is valued at $6.2 million
