July building report shows continued home construction drop in Sioux Falls

New home construction is about half of what it was the past two years in Sioux Falls, contributing to a year-over-year drop in building permit valuation.

Total valuation, though, still represents the second best year in city history so far. Through July, permits totaled $645.2 million, down from just over $1 billion this time last year but up compared with $607.2 million for the same time in 2021.

Of that, new residential construction totaled $94.3 million, compared with $181 million last year and $186.5 million in 2021. It represents 235 new single-family homes, about half of last year’s 507 homes through July and the 542 homes for the first seven months of 2021.

Additions and remodeling for residential properties are holding their own, though, totaling $59.4 million this year, compared with $62.8 million last year and $38.4 million in 2021.

New commercial permits through August totaled $337.5 million, compared with $745.9 million last year and $247.5 million in 2021, accounting for some major projects that came in last year.

Commercial additions and remodeling projects are on par with last year so far, totaling $85.9 million, compared with $87.3 million last year and $134.8 million in 2021.

Major projects permitted in July include:

  • The 41six apartments, 10 buildings and 66 units total, at 7716 E. 44th St. for $9 million.
  • North Central International dealership and shop, 5131 N. Healy Lane, $7.9 million.
  • Dakota Fluid Power, 1801 E. 39th St. N., $5.1 million.
  • A warehouse with loading docks at 4925 W. Frank Boyce Drive for $4 million.
  • Crunch Fitness, renovating space in the former Gordman’s at 4821 W. Empire Place, $1.8 million.
