Here’s a look at recent changes in the business landscape in the Sioux Falls area.

The new east-side Koala T Cafe serves boba tea and Southeast Asian foods like Lao fried pork, sticky rice, papaya salad and spring rolls for takeout and delivery. Owner Tony Choularath took over the kitchen inside Neighborhood Market at 4301 E. 12th St. in mid-March. Hours are 11 a.m. to 7 p.m. every day except for Tuesday when it’s closed.

Scooter’s Coffee is taking over the former Caribou Coffee space inside The Empire Mall. It’s scheduled to open early this fall.

The Sioux Falls City Council has agreed to sell 4 acres of former rail yard to Iowa-based Christensen Development. The site is on the south side of Eighth Street between a railroad depot and 8th & Railroad Center. The development plan includes a five-story building with retail and offices, two apartment buildings and a parking ramp. The developer plans to start construction on the commercial building later this year and be done by the end of 2027.

Active Generations has opened Beacom Family Village to expand its offerings of adult day services for those who need structured support because of cognitive decline or health conditions. The program is housed at 3301 E. 26th St. and includes caregiver support services.

Minervas has reopened Paramount Studio Cocktails & Food. The adjacent lounge at 307 S. Phillips Ave. closed temporarily last year. It’s now redesigned with a new menu and happy hour features. It opens at 4 p.m. Thursday through Saturday, with closing times to be determined but always later than the restaurant.

Christopher & Banks has returned to the Sioux Falls market. The national women’s clothing and accessories retailer is at 2512 S. Lorraine Place in the Lake Lorraine development. Hours are 10 a.m. to 7 p.m. Monday through Saturday and noon to 5 p.m. on Sunday.

Kwik Star is starting construction on its first location in Hartford. The Wisconsin-based gas station and convenience store chain purchased land on the east side of town at Maple Avenue and Highway 38. It’s expected to open in September.

The Jones421 Building at 421 N. Phillips Ave. has signed three new tenants for its first-floor marketplace: EAT, Fuel House Nutrition and Smart Farms. EAT opened earlier this month in the former Intoxibakes space and serves Indonesian cuisine. It’s owned by Grace Prully Ingelin, who operated the restaurant for a short time last year in The Empire Mall. It’s open daily for breakfast, lunch and dinner. Fuel House Nutrition is a locally owned Herbalife shop that’s expected to open sometime in May in a space that housed The Tail That Got Away, which sold merchandise for dogs. The Fuel House menu will include meal-replacement smoothies, energy drinks and teas, along with acai bowls, said Kaleb Lindsey, who owns the business and The Drop Nutrition in Brandon with his wife, Haley. Smart Farms is taking over the former Swamp Daddy’s Cajun Kitchen site and will include a restaurant and educational space that will incorporate owner Mike Smart’s Bucket Buddies curriculum, which is designed to teach kids about growing and eating healthy foods. He’s expecting to be open by June 1.

Union Pizza & Smash will fill the former Boss’ Pizza & Chicken space at 2111 S. Minnesota Ave. Earlier this month, the franchisee for Boss’ closed that location and a space near 26th and Marion that offered takeout and delivery. The owners of Union Social in Harrisburg are starting Union Pizza & Smash, and it’s expected to open in mid-to-late May, featuring East Coast-style pizza and smashburgers. The Pinball Room will reopen when the restaurant does. The founder of Boss’ said he hopes to find another franchisee for Sioux Falls.

Adam Cox, Kyle Cipperley and Paula Bindert have launched Prairie View Wealth Partners, an independent registered investment adviser firm. They most recently worked at First National Wealth Management. Their new firm is located at 6212 S. Pinnacle Place and is a fee-only advisory firm, utilizing Raymond James & Associates as its custodian.
