New senior living community designed with membership, service fee model

A new senior living community is opening in east-central Sioux Falls, aimed at those looking for what the developer calls a more affordable approach to luxury living.

Realtor David Shelton was inspired to create the Lewis Landing project after meeting a man at a retirement community where Shelton’s son was performing with a middle school group.

The man’s wife had recently died, and he told Shelton “he didn’t know how much longer he could afford to live.”

So Shelton, a real estate agent and property manager, looked for a centrally located property to create a different business model. It’s aimed at those “who want to live independently and who have limited equity and limited monthly income,” he said in a statement.

Lewis Landing is a three-story former apartment building at 617 N. Lewis Ave., north of Meldrum Park, and is designed for those 62 and older. A one-time upfront membership starts at $115,000 and monthly service fees start at $540.

The membership fee is paid upfront and is partially refundable in years one through 10. The service fee includes utilities, garbage, building insurance, property taxes, lawn maintenance, building maintenance, and internet service with WiFi. To learn more about the model, click here.

Each floor has five two-bedroom, one-bath units and one one-bedroom, one-bath unit.

They include new appliances, a patio, balcony or deck, grab bar-ready bathroom walls and doors wide enough to accommodate walkers and wheelchairs.

An open house will be from 1 to 2:30 p.m. Saturday and Sunday.
