New industrial development offers turnkey contractor shops

A new development in a growing northeast Sioux Falls industrial area is offering 16 contractor shops.

It’s located in a portion of the Sioux Falls Industrial Park at the junction of interstates 229 and 90.

Peak Development Group purchased 4.3 acres there and plans to parcel off the land for individually purchased, pre-built contractor buildings.

“I was recently in search of shop space for my general contracting company and had trouble finding any property to purchase in my price range,” developer Trent Van Roekel said. “My only option was to rent, which is what I ended up doing. When I came across this property, I thought I would take my recent experience and do something about it.”

The concept calls for 12 buildings at 3,200 square feet and four at 2,000 square feet. Utilities are provided to each lot, and an association provides road maintenance, lawn care and snow removal.

“We think owners are going to appreciate the easy access to interstates 229 and 90,” listing broker Jon Fick of 605 Real Estate said. “There are few options for this sort of new construction throughout the city, but especially in this part of the community, and these are going to have features a lot of owners will love.”

Each building includes a concrete drive, crushed concrete parking area, fenced storage space, Reznor radiant tube heater, large floor drain and bathroom.

“There are some great extras here, too, including a 14-foot overhead door with the option for a 16-foot and an 8-by-8-foot overhead door that leads to your fenced storage area,” Fick said.

Van Roekel sees a fit for contractors like himself and anyone in need of a small warehouse space, shop or hobby headquarters.

“You’ll receive the building totally ready to go, and from there, it can accommodate whatever someone can dream up,” he said. “It’s zoned for light industrial, so we hope to offer something to businesses that don’t have many options in Sioux Falls.”

Buildings are expected to be ready by this fall.

Competitive financing is being offered through Premier Bank, with offices in South Dakota and Iowa.

“Their familiarity with the project will assist in streamlining the financing process,” Van Roekel said.

“This project gives Sioux Falls residents a rare opportunity to own instead of leasing, with a reasonable monthly payment.”
