New development planned near 57th, Sycamore to include retail, office

Dirt is moving, and more could be coming at 57th Street and Sycamore Avenue.

Construction is underway on the northwest corner for a Get-N-Go that will include a Blue Tide Car Wash.

And across the street, plans are coming together to bring more retail to the northeast corner.

“We really think that area is going to take off,” said Joel Dykstra of property owner RMB Associates.

His company has held off on starting construction of a 10,000-square-foot retail center but hopes to go ahead with it this year if enough tenants commit.

“Increased cost of construction has put a hold on spec strip malls there,” he said.

The strip mall likely will hold four to six tenants and is designed for a drive-thru on each end.

“We’ve had a floor plan through the whole pandemic, but now I think demand is picking up, and it’s clear the area is maturing,” he said.

The surrounding area also is filling in with development. First State Bank Southwest plans to open its first full-service South Dakota branch at 57th and Graystone Avenue later this year.

RMB also has plans to add more office space in the area of 61st Street and Sycamore. There are a half-dozen lots for sale designed as build-to-suit office buildings.

“We have a whole row of those … and it’s owner-occupied people who want to own their own office space or maybe cut it in half,” Dykstra said.

“The others in the area are kind of filling up, so we think the timing is good.”
