Whether you’re looking for a comfortable space to run your small business or need a space to retreat with bonus storage, new “work caves” are ready to meet your needs.
These two-story, almost 3,000-square-foot spaces are located at 4127 W. 57th St. and offer countless options for personal or business use.
“It’s a very innovative concept set in a fantastic location,” said listing broker Mike Knudson of Van Buskirk Cos. “You have easy access anywhere in Sioux Falls and off the interstate as needed, with a floor plan that can accommodate many different uses.”
The spaces are for lease, move-in ready and include all the comforts of home, with a full kitchen and lounge area and full bath with walk-in shower. A second bath could be added to the upper level.
“There’s tons of storage here,” Knudson added. “The upper level is wide open for tons of flexibility, and there are high ceilings and large windows throughout for plenty of natural light.”
Appliances are included, including a washer and dryer, and the space is heated and cooled throughout. An oversized electrical panel provides for additional power as needed.
“You can stay overnight in these spaces but not live in them full time,” Knudson said. “They’re great options for people who want to work outside their actual home but in a homelike setting.”
A 12-by-14-foot insulated, side-mounted, motorized overhead door makes storing vehicles, boats and large equipment effortless — paired with more than 20-foot ceilings in the garage area for unbeatable vertical clearance.
“The garage floor is multipurpose with commercial epoxy, so it’s great for car collectors and boat owners,” Knudson said. “And there are plenty of additional upgrades — things like 10-foot ceiling fans with remote controls and dimmable lights throughout.”
Six of eight work caves remain. One current tenant uses a space for an office, and the other has a screen-printing business.
“From a business standpoint, these are a good fit for someone who doesn’t have a lot of storefront traffic,” Knudson said.
“It could be a nice setup for someone with a digital or e-commerce footprint or a service-related business that has limited in-office visits. It’s a very unique offering that we’ve not seen elsewhere in the market.”
