Some of the best views downtown – along with maximum brand exposure – are ready for new office tenants, with rare multiple levels of available space.

Several floors of the River Centre office building at 200 E. 10th St. are available for lease as longtime tenant Eide Bailly LLP plans to relocate downtown.

“The potential is just endless really,” said Kristen Zueger of Lloyd Cos., who has the office space co-listed with Jordan Rieffenberger.

“This would be a wonderful executive office as it is the most premier available site downtown from a visibility standpoint and access to amenities. The skyline and riverfront views are incredible.”

 “It’s one of the first buildings with signage opportunities that you see when entering downtown over the East 10th Street viaduct,” Rieffenberger said.

 A total of nearly 40,000 square feet is available on three floors, but there are options to subdivide the space down to about 4,400 usable square feet.

“There’s a consistent look throughout the floors, but there’s also good potential to take one entire floor, do other configurations or lease it all,” Rieffenberger said.

Built in 2000, the space is in good condition, but a tenant improvement allowance is included.

“It is very usable space as is, including significant open areas for collaboration and some fabulous conference room space and private offices, but tenants likely will want to do just a bit of a refresh to meet their exact space needs,” Zueger said.

“Because of the available space and its configuration, we are able to tailor leases to fit the needs of many users. This is premier space, with beautiful views and windows, lots of natural light and decks on the fifth-floor offices.”

The building owner is converting a second-floor catering room and training room into a shared employee breakroom, including a mini market and shared training room, so all tenants will be able to use those amenities.

“The third floor includes a gorgeous executive boardroom, including dimmable lights and attached kitchenette, plus its own restroom,” Zueger said.

 Additionally, there are 50 shared or private offices throughout the available office floors, more than 80 workstations, multiple kitchenettes and coffee stations, and underground executive parking.

“We feel like we’re within a good time frame for the next tenant or tenants to be considering this space as it will be available late this year or early next, and portions could be sooner,” Rieffenberger said.

There also could be an option to include some furniture for a new tenant.

“We’ve already taken a significant number of calls and done multiple tours of this building,” Zueger said. “It’s generated more early interest than I even expected, but given the opportunity the space presents and the limited availability of office downtown at this price point, tenants are recognizing they need to consider it.”

Other tenants in the building include a long-time bank, law firm and family business office.

“It’s a great tenant mix, which in my mind also speaks to the value of the location,” Zueger said.
