Fitness center first to commit to new retail center

New retail is coming to the area near 85th Street and Western Avenue.

A retail center that had long been envisioned for the Three Fountains development on the northwest corner has started construction.

Top Fitness has leased a 4,500-square-foot space for a gym. The new business is owned by Amanda Carlson and trainers Travis Hackett and Jesse Frost.

Carlson began training with Hackett a few years ago and said the effect has been life-changing.

“It’s a completely different world. I work out every day and run all the time,” she said. “It’s really Travis and Jesse’s passion to help people and focus on the client.”

When the opportunity came up to start a business that focused on their shared passion for fitness, they “decided to run with it,” she added.

The gym will be focused on total body fitness. There will be levels of membership depending on the amount of personal training, and sessions will be individual or in small groups.

Hackett said he and Frost are friends and co-workers who have a number of longtime clients.

“We’re not a cookie-cutter gym. We build personal relationships with our clients,” he said.

“We’re firm believers that to transform your body you have to get strong and put on lean muscle and learn how to eat right, so we’re a one-stop shop that focuses on the training and the nutrition part of eating.”

Top Fitness will include a mix of weight-based and cardio workouts, he said.

“It boils down to strength training, doing the right amount of cardio, putting the right food in your body and someone holding you accountable,” he said. “We provide the accountability along with the knowledge to put a complete program together.”

The gym also will include a child care space. The plan is to open early next year.

“The south side of Sioux Falls is booming, and the north side of Harrisburg is booming, and 85th and Western is becoming a hot spot,” Carlson said.

Top Fitness is taking about half the building, leaving about 6,000 square feet for other tenants.

“We’ve got the possibility for drive-thrus on each side if we need them, so we’ll just see who comes,” said Joel Dykstra, CEO of developer RMB Associates.

“I think with what’s happened at 85th and Minnesota and all the activity on Louise, there are people now looking at this mile and people who want to be in this part of town.”

The hours the fitness center is busy will complement the hours that a coffee shop or restaurant would draw traffic, he added.

“It fits well from a parking standpoint. We’re talking to wealth managers. We’re talking to food service providers to see who comes, but it helps to have a building there. Hopefully, we’ll have people interested to open in spring or summer.”

The nearby Three Fountains office building also is filling up.

Engineering and consulting firm AE2S recently moved its office into the first floor.

“So now we only have one bay left,” Dykstra said. “Everything else is leased.”
