Downtown apartment project reaches full height with plans for multiple amenities

A new downtown apartment project that will bring 175 more living options has topped off its highest floor.

The One2 is on the south end of downtown along 12th Street between First and Second avenues.

“I’m so impressed with this project,” said Luke Jessen, vice president of development at Lloyd Cos. “The views are incredible. From the top floor, you can see the Cathedral, you can see all of downtown. I think residents will be ecstatic about that.”

Depending on which side of the building you’re looking at, it either will be six or seven stories high to account for the difference in grade on the site, which also will include underground parking for 230 vehicles.

Construction began last year and will continue throughout this year.

“We’ve reached the full height,” Jessen said.

There will be studio through three-bedroom apartments.

“They’re all completely different floor plans. There’s a very wide variety,” he said. “We designed them to be a little more efficient, with a lot of emphasis on the public space, but they’re unique and do have really tall windows.”

The building’s amenities will include a fitness center, expansive courtyard and dog run.

“It’s elevated in the middle, so there will be a fun pergola area and a couple unique gathering space on the first floor,” Jessen said.

“There’s also a big community room at the corner of First and 12th overlooking the 12th Street pedestrian plaza, plus a top-floor lounge with a big patio, along with little alcoves throughout the common areas that are good for working from home.”

The first floor has about 3,000 square feet available for retail use.

“We’re starting to get some inquiries on that space,” Jessen said. “We envision food and beverage there, although we’d entertain other options. But it’s a great option for food and beverage with the location right off the 12th Street Plaza.”

The One2 is scheduled to open in early 2025 and will start pre-leasing later this year. Apartments will range between $1,300 and $2,500 a month.

“We’re trying to create another price point downtown,” Jessen said, adding that while “it’s not going to be the most affordable,” the apartments will be less than some of the other newer ones being built downtown.
