Value retailer Dollar Tree plans to open in southeast Sioux Falls as part of a broader retail development.

The store will build along 57th Street near Veterans Parkway in Harvest Creek, a 200-acre development that includes office and residential land.

Nyberg’s Ace Hardware purchased land at Harvest Creek last year.

Dollar Tree will occupy a 10,000-square foot free-standing building next to Ace Hardware. This will be the eighth location in Sioux Falls. Another one is under construction on East 10th Street next to a future Planet Fitness in the same retail center as Pizza Ranch.

“Sioux Falls is a very successful market for many, many national retailers,” according to Ryan Tysdal of Van Buskirk Cos., who brokered the deal. “Dollar Tree is no exception. This is a strong market for them, which is why they continue to invest in new sites in our community.”

Ace and Dollar Tree will have neighbors soon, he said.

“Rateliff Avenue and 57th Street is the main entrance into the Harvest Creek development, which will have a stoplight,” Tysdal said. “Both of the southern hard corners are under contract with national tenants, one of which will be a quick-serve restaurant.”

In addition, two retail strip centers for small shops will break ground soon next to Dollar Tree, he said.

We are just starting to pre-lease these buildings,” Tysdal said, adding retailers are being attracted to the area by the quickly expanding neighborhoods, as well as close proximity to Veterans Parkway.

“Being on high-profile, high-traffic roadways is important to retail tenants and restaurants,” Tysdal said. “Harvest Creek has a half-mile of commercial frontage on 57th Street. That’s huge.”

Harmodon Park, which is immediately north of Harvest Creek, is also a draw for retailers, he added.

“Nearly 350,000 people visit Harmodon Park annually,” Tysdal said of the park with seven baseball and eight softball fields. “Providing retail and food offerings near Harmodon makes it that much more convenient for families frequenting the area.”

Dollar Tree is under construction, with plans to open in early 2024. Tysdal said he anticipates further Harvest Creek announcements in the weeks ahead.
