Chase Bank to open downtown location

July 17, 2023

Chase Bank is moving into downtown’s Shriver Square.

The bank is leasing the north half of the first floor of the historic building at 11th Street and Phillips Avenue.

It will convert space currently being used by Chef Dominique’s Catering and Banquet Facility and the former Cookie Jar Eatery location into its fourth Sioux Falls branch.

“The downtown area of Sioux Falls is really growing, and the energy is terrific,” said Matthew Gustafson, greater Minneapolis and South Dakota market director. “We’ll be joining great businesses, restaurants, shops and hotels – we’re excited to be so close and join the downtown community.”

The branch will offer relationship bankers, wealth and home lending advisers, business banking relationship managers and a dedicated Chase Private Client team.

“The new branch will feature innovative technology and a state-of-the-art layout to serve individuals and businesses, creating an inviting environment that will provide a seamless customer experience,” Gustafson said.

“We’re so proud to be able to open our branch doors here to better serve the people of Sioux Falls. Our branch is about new relationships, new financial journeys and better access to our products, services and people in our local community.”

Chase plans to open downtown later this year.

“It’s great to have that presence and to be in and amongst the other banks represented in the downtown,” said Raquel Blount, vice president of commercial real estate at Lloyd Cos., who represented Shriver Square.

“It’s a key component to the banking world to have a downtown presence, and this is an extremely prominent high-traffic area of downtown in the crosshairs of the busiest intersection, and it provides a lot of good brand recognition.”

The Cookie Jar Eatery is moving to the Lumber Exchange building, 101 S. Reid St., and plans to open there later this month.

Chef Dominique is moving to a space on the southeast corner of the first floor that’s being expanded and remodeled, in addition to continuing to use the lower level for events.

“We are very excited to move. It’s going to be a nice change,” owner Dominique Fontenille said. “The new office will be bigger, and that will accommodate six desks and our meeting room for our clients’ consultation.”

The first floor is full, and there’s one 1,459-square-foot office space available on second floor in addition to a few apartments on the upper floors.

“The building has great diversity with retail, office, the apartments and the connectivity to the skywalk and parking ramp,” Blount said.

The first floor also is available for pop-up shops in the common area. Wake Originals apparel store has held several there.

Owner Kevin Tupy, founder of Cresten Capital Holdings, bought the building in early 2022. It dates back to 1918, and Tupy has steadily made renovations. The first-floor common space received new lighting, paint and remodeled restrooms and will receive new flooring.

“I really like it. It’s art deco, so when you walk in with the chandeliers and architecture, it just speaks to the history of Sioux Falls, and it’s cool to see generations of old businesses that have been around like Chase and new businesses like Wake continue to thrive in consumer services and retail there.”

Chase “does it right when they build out a bank,” he added. “It’ll have a modern, innovative feel with a lot of light and glass, and it’ll be a very complementary business to the downtown community and the building itself.”
