As first business opens, Crossroads development finds traction with more deals

The first business has opened on the redeveloped former home of Gage Brothers Concrete Products in west Sioux Falls.

Called The Crossroads, the 30-acre development on the southeast side of 12th Street and Interstate 29 was envisioned as a mix of retail, office and hospitality uses — which is how it’s shaping up.

“That stretch of West 12th Street is probably the highest traffic count in the state right now,” said Raquel Blount of Lloyd Cos., who represents the development.

“People are looking at it because of the amount of traffic and visibility that the site captures.”

Northern Tool + Equipment, which relocated from Louise Avenue to The Crossroads, opened recently in a space that allowed it to double in size.

“It’s been great. We had a lot of customers coming up to the doors as we were setting up, and once we were open, a lot of them were coming in who didn’t necessarily need anything but wanted to see the store, and they ended up buying something,” manager Jared Bymers said.

“We’re getting phone calls every day, and people are just excited about it. The visibility off the interstate is great.”

The expanded store allows Northern Tool to expand its selection of air compressors, tools, pressure washers and sprayers.

“It’s really been an expansion in almost all our categories,” Bymers said. “Springtime is very busy for us, especially with pressure washer sales.”

He is hiring for a few positions, though “we’re fully staffed,” he said. “We’re just looking to upgrade and bring in some more people just to help with the added volume.”

Hours are 7 a.m. to 7 p.m. Monday through Saturday and 9 a.m. to 6 p.m. Sunday.

Other new additions at The Crossroads include Silverstar Car Wash, which is under construction and will be the next to open. Starbucks broke ground about a month ago and will open later this summer, Blount said.

Voyage Federal Credit Union purchased land to relocate one of its branches but hasn’t started construction yet.

There are about 20 acres remaining to develop, Blount said.

“We’re talking to hotel groups. We have a large corporate administrative office user that is in discussions,” she said. “We’ve just got one lot on the interstate corner left in terms of frontage.”

At just under 2 acres, it would make a good restaurant site, she said.
