Move your office into a building you own in an area of southeast Sioux Falls with significant momentum and growth potential.
The Harvest Creek development near 57th Street and Veterans Parkway is offering a limited number of stand-alone office buildings ideal for owner-occupants.
“It’s a high-profile location right off East 57th Street and a unique opportunity to get a small office pad with frontage that gives solid visibility. It creates an opportunity for a small-business owner to own affordable office space,” said Ryan Tysdal of Van Buskirk Cos., who has the property listed.
“These buildings also generally qualify for SBA 504 loans, which can be really helpful with a smaller down payment and longer-term fixed rate, so it’s a valuable tool. I’ve seen many cases where the mortgage payment is less than the rent a business owner is paying, so it can attractive.”
Offering full intersection access at 57th Street and Dubuque Avenue, Harvest Creek will have 10 office buildings, each 3,000 square feet.
“It’s a more contemporary style of building, and they’re designed so they have really good signage on the front,” Tysdal said. “It’s a nice big storefront for added visibility, plus shared parking, which is very efficient.”
Each building includes six executive offices, two conference rooms, two restrooms, a kitchenette and large lobby. Also, each building has a two-stall garage in the rear.
“Finding an office with an attached garage is unique,” Tysdal said. “Certainly, it’s a benefit to an owner wanting some indoor parking, but it’s also a huge benefit for offices in need of additional storage space without having to lease additional off-site storage.”
The first building already is occupied by Accelerate Wellness, which specializes in personalized, holistic care.
“We have three remaining office buildings that were built out as models, and then with the remaining six, we can offer customization,” Tysdal said. “We’ve talked with salon owners, for instance, and we can build out for them, we could build out for a photography studio, so it’s a totally flexible interior from that standpoint.”
You’ll own your own land and building and then participate in a shared parking agreement and pay a share of snow and lawn maintenance.
“This area has been in development for years and is really filling in now,” Tysdal said. “I’ve got a few commercial lots left, but Circle K is going out there, Dollar Tree is open, Nyberg’s Ace Hardware and Dairy Queen are coming, so there’s a wave of national retail here. We also have other franchises looking, which is always attractive for office users.”
The growth of the area makes it a good fit for offices, he added.
“You’re just down Veterans Parkway from Dawley Farm Village, so you can be there in three minutes if you want to go to Target over your lunch break,” he said.
“Plus, 57th and Veterans will be filling in with senior housing and medical, and that all drives traffic. We’ve already seen offices in this area that cater to an older population because that’s going to be out there.”
The office buildings are priced at $1,225,000. Click here to view the listing online.
