From shopping to dining, wellness services and one-of-a-kind living spaces, a complete lifestyle is taking shape at Cherapa Place.

The year ahead will bring new business openings, new residents and new ways to experience downtown like never before for the development between Sixth and Eighth streets, adjacent to the Big Sioux River.

Here’s a look at what you can experience now and what to expect going forward.

Destination shopping

If you’ve not yet discovered Combine, this weekend is the perfect time to stop by. Find it in The Bancorp Building at 345 N. Reid Place.

This Twin Cities-based retailer offers a curated selection of men’s and women’s apparel, accessories, home furnishings and gift items.

“We still have a plethora of cozy pieces around the store with an opportunity to snag some stunning investment pieces for a discounted price,” co-owner Anne Haber said.

“You’ll find hats, scarves, sweaters, dresses, wool, cashmere and more, plus candles, blankets and PJs make excellent gifts.”

Combine’s inventory includes one-of-a-kind work that has been popular with shoppers, such as a selection of pieces from Suga Pottery. Artist Ben Suga grew up in Sioux Falls “and is an incredible artist creating ceramics based out of the Catskill Mountains in New York,” Haber said. “Every piece is hand-built to last, is absolutely stunning and truly one-of-a-kind.”

Spring lines will be arriving in the coming weeks, Haber added.

“We’re so excited. Some items are quite colorful and all are excellent fabrics: linen, organic cotton, light wool and denim,” she said. “It’s always good to stay up to date with us as we have small shipments of new pieces arriving all of the time.”

Standout living space

Ready to make 2025 the year you embrace a new level of downtown living? Cherapa Place has availability in its two apartment buildings: The Clark and The Dakota.

Both are built with mass timber from British Columbia, and the natural material creates an immediate warmth stepping into the space.

“These are not typical white-box apartments. You have to see them to understand,” Haber said. “I think people are shocked to learn that we really do have something for every budget and every living situation: studios to spacious homelike three-bedrooms.”

The team at Pendar Properties also is building in a discounted monthly rate for tenants, “being totally transparent and helping to budget,” she said. “Our pricing is very competitive, and our amenity package is second to none. Life is so accessible in an urban neighborhood, with affordability and convenience built in. We have something for everyone and a lifestyle to match.”

Residents at Cherapa Place enjoy attached covered parking, multiple community gathering areas, including private courtyards, plus seamless access to the growing number of services and businesses within the development. That includes a complimentary household membership to SISU Fit, located inside The Dakota.

“It’s so easy to get in a workout, do some shopping and soon go out to eat or do your grocery shopping,” Haber said. “The lifestyle is amazing on the East Bank, with walkability to so many things to do and some game-changers yet to come in our development this year.”

Leasing agent Kaitlynn would love to show you the campus. Call 605-799-5584 or visit pendarproperties.com. Prefer to look around on your own? Pendar now offers self-guided tours – the first in Sioux Falls to make the option available.

“Look at your leisure,” Haber said. “It’s going very well and is such a great offering for flexible scheduling and after hours. Just reach out to learn more.”

Embrace wellness

A fresh, modern fitness center ready to help you commit to your goals in the new year is waiting at SISU Fit, which is welcoming members from across Sioux Falls.

“Our Black Membership has been a standout, offering unparalleled value with features like monthly personal training sessions, access to group classes and our Body 360 Assessments using the InBody 570,” co-owner Annie Mello said.

“Members love the personalized attention and the ability to track their progress with detailed body composition data.”

Group classes also are designed to improve conditioning, build strength and foster a sense of community.

“They’ve been especially popular for their efficiency and results-driven structure,” Mello said.

In January and February, SISU Fit is offering a six-week Black Membership trial for just $99.99. It’s the perfect way for new members to experience everything SISU Fit has to offer, including 24/7 gym access, unlimited group classes, personalized Trainerize programs and pre- and post- InBody 570 assessments.

“We’re also hosting a variety of mini challenges and wellness events to keep our members engaged and motivated during the winter months,” Mello said. “SISU Fit is more than a gym — it’s a place where members can focus on building sustainable fitness habits while being part of a supportive community. Our core values of strength, nutrition, mindfulness, community and longevity drive everything we do.”

2024 also proved to be a milestone year for iv&co, which relocated to Cherapa Place and now is open next to Combine.

“Moving into the Cherapa Place community was not just a relocation — it was a redefinition of who we are,” said Taylor Burt, creative director.

“This vibrant, collaborative environment has energized us in ways we couldn’t have imagined, quadrupling our client base and igniting a renewed passion for what we do.”

It allowed the business to close the year stronger than ever, “achieving milestones that felt like dreams just a year ago: expanding our genetic testing services, launching our exclusive supplement line and broadening our menu of offerings,” she said.

While the cold weather brings demand for IV therapy, particularly as people seek relief from seasonal colds, flus and the general wear and tear of winter, genetic testing also has been a standout at iv&co.

“Watching individuals take control of their health and make informed decisions about their wellness journey is truly inspiring. Wellness isn’t a one-size-fits-all approach — it’s as unique as each individual. From improved sleep and better metabolic function to lower blood pressure and enhanced energy, we’ve had the privilege of witnessing incredible transformations,” Burt said.

“Even small, actionable changes can make a profound impact, and we’re honored to be part of that process.”

New additions this winter include D.Core massage chairs – and these are not your average massage chairs. Designed in Japan, “they’re the Rolls-Royce of relaxation, offering a fully intuitive, next-level experience,” Burt said.

“These chairs deliver everything from deep shiatsu to full-body stretching, redefining what it means to unwind. For those who might find traditional massages intimidating, this is a welcoming, luxurious alternative that offers unparalleled comfort.”

There’s also a new partnership with PICO IV, the world’s first and only CBD infusion.

“Completely nonpsychoactive, this cutting-edge therapy offers therapeutic effects that bring a profound sense of calm and balance to our clients. This collaboration is a testament to our commitment to providing innovative, impactful wellness solutions — not just locally but on a national scale,” Burt said.

“We’ve also launched a buttery-soft new apparel line featuring our mantra “Be the Change.” It’s more than a motto — it’s a call to action, a reminder that small steps toward wellness and growth can ripple outward.”

Finally, a new podcast will launch soon. “Defying Convention” will push boundaries, challenge norms and explore the many facets of health, wellness and life itself. From expert guests to candid discussions, look for it as your new favorite source of inspiration and insight.

“Cherapa has been a transformative home, and we’re immensely grateful for the relationships we’ve built with Pendar Properties, SISU Fit, Pomegranate Market and other amazing businesses in this visionary space,” Burt said. “The community’s support has been the foundation of our success, and we can’t wait to welcome even more of you into our community of wellness, growth and expansion in 2025.”

Get ready for game-changers

The year ahead will bring multiple exciting openings at Cherapa Place, including Pomegranate Market, which will bring a destination grocery store to the first floor of The Clark.

After some design adjustments, the store is moving ahead with construction with an approach that will include two entrances: Sixth and Reid streets for shoppers on foot or using street parking and a designated entrance inside the development’s ramp, where parking spaces will be dedicated for shoppers.

“Who doesn’t like to get out of their car and never have to get in the snow or rain,” co-owner Craig Snyder said. “We’ll make the interior of the ramp look like you just entered the Pomegranate ramp with good lighting and signage. It’s all a net positive for our customers, so the setback in time is worth it.”

The plan now is to open in September, although “I constantly remind our design team and contractors to shave every day we can in design and construction to get us as close as possible to our original date, so we’ll see if that date changes,” he said.

Shoppers will discover everything they love from the original Pomegranate Market in south Sioux Falls – and more.

“The bistro/deli is going to be next level and so convenient for the downtown crowd. With a world bowl taqueria — think Thai, Mexican, Asian, etc. — our very popular salad and hot bar, sandwiches, top-notch coffee, juice and smoothie bar and a comfortable place to hang out,” Snyder said. “Folks are going to love this addition to the food scene downtown.”

The community has responded in a big way, he added.

“It’s been amazing. We hear so many good comments from the public,” Snyder said. “We hear what a blessing this store is going to be for folks who live and work downtown.”

A conference room in the store also will be available to hold meetings.

For Pomegranate Market, Cherapa Place “is an ideal location for us with tenants upstairs, 800 employees in the complex and close proximity to so many other renters and workers,” Snyder said. “It’s a beautiful development with a high-quality look and feel, and we know Pomegranate Market will make a big difference once we get opened.”
