With multiple retail deals, 69th & Cliff attracts businesses to growing neighborhood

There’s construction happening all over the northeast corner of 69th Street and Cliff Avenue — and more ahead.

A multi-tenant retail center that’s framed up and awaiting build-outs will be the new home of a Starbucks as well as a Year Round Brown.

The tanning salon at 57th Street and Cliff Avenue that opened in 2001 will be moving to “The Bloc” at 69th and Cliff, as owner Zach Neugebauer has dubbed the property.

It will double in size to 3,650 square feet.

“This will allow us to bring everything up to our newest brand standards,” he said. “The new location will now have 3 Degrees infrared sauna services, additional red light therapy options, plus all new state-of-the-art sunbeds and spray tanning equipment.”

Neugebauer, who is also an owner in the strip mall, was attracted to the corner because of the growth happening in southeast Sioux Falls and Harrisburg.

“I think this location will be extremely convenient for anyone that lives in this area,” he said. “Once Veterans Parkway is fully completed, the intersection at 69th and Cliff will be the first main intersection as you head north into the city of Sioux Falls, and what makes The Bloc specifically special is that it is the only corner that features a curb cut directly on Cliff Avenue. With multiple ‘in and out’ options, this location will be easy to incorporate into your everyday travel plans to and from work.”

He plans to have the outer shell of the strip mall done by November, with tenant build-outs starting after that. The plan is to open Year Round Brown on Jan. 1, 2023. The business has six locations in Sioux Falls and four others throughout South Dakota.

“Like most of my developments, I purchased extra land to incorporate increased parking far above the city minimum requirements. Again, the goal is to make this location easy to incorporate in your everyday plans,” he said. “In addition to Starbucks and Year Round Brown, Gloss Nails is also under lease and plans on opening early in 2023. With only one bay left to lease and the strong tenant mix The Bloc already has, I think it’s going to be a great fit for the neighborhood.”

The space is listed with Ryan Tysdal of Van Buskirk Cos.

“This project has come together really nicely. Leading off the project with Year Round Brown and Starbucks really sets this project up for success in a very short period of time,” Tysdal  said.

“Typically, we start a project like this with one or two tenants. To be nearly fully leased at this point is really exciting.”

The additional space for lease is next to Starbucks.

“Our last space is about 1,900 square feet and would be a great fit for a wide variety of tenants,” Tysdal added. “This could be a great spot for ice cream, pizza, fitness or a salon tenant. This area of the city has experienced significant residential growth in the last 20 years, but the development of retail space hasn’t really kept up with demand.”

The development at this corner from Signature Cos. also includes the Stadium Commons apartment project. The first 258-unit apartment building will include an attached two-story clubhouse and full slate of amenities, including a swimming pool, extensive indoor-outdoor community space and a fitness center.

The plan is to open the first apartments in 2023.

Additional retail in the area includes a gas station and convenience store, a casino and a “family-friendly quick-service restaurant,” said Zach Jacobsen, finance broker at Signature.

Another retail center also will be for lease between the corner and the C-store.

The hope is to break ground on multiple projects this fall, he said.

“And then to the east of the C-store, we have two lots remaining: one smaller one that would work for another quick-service restaurant, and the larger lot to the far east would be ideal for a day care facility, large office space, etc.,” Jacobsen said.
