Sioux Falls building activity edges past last year with 2 big projects

Building activity in Sioux Falls has squeaked ahead of the same time last year, bolstered by two major health care-related projects that were issued permits in October.
Through October, permit valuation totaled $964.7 million, compared with $964.3 million for the same time in 2023. That’s a little more than half of the $1.77 billion for the first 10 months in 2022 — the record year.
The city has pulled ahead of last year in both new commercial and new residential construction.
New commercial totaled $533.2 million, compared with $500.1 million for the same time last year.
Two large projects that were issued permits in October pushed it over the top: the new Avera gastroenterology building at Avera on Louise at $54.1 million and the Children’s Care Hospital project from LifeScape at 4100 W. 34th St. N. at $30 million.
Commercial additions and remodeling projects are behind last year at $155 million, versus $205.6 million.
On the residential side, new construction totaled $199 million through October, compared with $168.9 million last year. That represents 483 new single-family homes, compared with 381 homes last year. Apartment units, which are considered commercial building, totaled 1,090, compared with 1,563 last year.
Another large apartment project contributed a $10.6 million permit in October — Pinnacle Point II from RMB Associates at 4100 N. Career Ave. That includes six eight-unit buildings.
Residential remodeling is down, totaling $77.8 million, compared with $89.7 million last year.
There have been about 1,000 fewer total permits issued through the first 10 months of the year — 5,635 compared with 6,687 last year.
