Restaurants, services to fill south-side retail center

Four tenants have committed to spaces, leaving just one left at a new retail center in south Sioux Falls.

T-Mobile has opened at 81 Gardens, which is at the northwest corner of 81st Street and Minnesota Avenue.

It’s the fourth location in Sioux Falls for the wireless provider.

“We’re excited to see continued momentum in the 85th and Minnesota area,” said Ryan Tysdal of Van Buskirk Cos., the co-listing agent for the property. “This corridor has established itself as a destination for national retail and restaurant tenants.”

Jersey Mike’s Subs also is under construction with its third location in Sioux Falls and is expected to open this spring.

“It’s been very popular and well received by Sioux Falls,” Tysdal said. “Every landlord wants them in their building, and they’ve been really proactive to position themselves in the market.”

The retail center has added two more tenants: a second location for Nekter Juice Bar and the first location in Sioux Falls for Prime IV.

Both businesses are being franchised by Jody and Melissa Reno, who recently opened their first Nekter at Dawley Farm Village.

“We definitely wanted to put our second location on the south side, and we’re super excited to bring it there,” Jody Reno said. “We have people who share ‘We’re driving from the south. We’re driving from the west, and we don’t care.’ So we’re just excited to get the next location up by May and make it closer and easier for people.”

The new location will be slightly smaller than the first one because it won’t include a community meeting room.

Prime IV, which will be next door, is “part of our health and wellness journey,” he said. “We want to offer options for people not only for healthy food, but hydration is a huge part.”

Prime IV is one of the nation’s fastest-growing IV concepts and has made multiple national rankings for its growth and business model.

“Some of the things we really liked is that safety is a top concern,” Melissa Reno said, adding that the business upholds “the top safety standard for this field, and they’re staying on top of any regulations or changes. We have a medical director we consult with to make sure there aren’t any contraindications.”

The business will be able to accommodate more than 10 customers at a time for a variety of IV-based therapies and also will offer a cryotherapy electric chamber.

“Self-care is something we’re striving for in our lives to make it part of our routine, to make sure we stay functioning well, and we hope others find it a nice break, even if it’s on a lunch break,” Melissa Reno said.

Prime IV will offer both memberships and stand-alone sessions and is expected to open in early spring.

The 7-acre 81 Gardens site is expected to include multiple retail buildings and has opened a two-story office for insurance agency Boen & Associates.

With four leases in place for the original retail center, there’s only one 2,000-square-foot space remaining: an end-cap with a drive-thru.

“It’s really set up for a national QSR (quick-service restaurant) of some sort, whether it’s coffee or food,” Tysdal said. “There’s food in that area, but there’s definitely room for more food options, so we’re hopeful to bring another popular QSR concept.”

North of the retail center are two 1-acre commercial lots along Minnesota. A deal is in process on one of them, Tysdal said.

Other remaining property is expected to develop as office but also could be a multi-tenant building with some retail, he said.

“The retailers down there do very well, and that helps attract more retailers.”
