It’s not common – but land is available near 41st Street and Louise Avenue.

Part of the Walmart and Sam’s Club parking lot at 3201 S. Louise Ave. is for sale as an out lot.

“We get calls all the time from groups that want to be in that Louise Avenue, 41st Street corridor, but it’s very difficult to find, specifically bare land,” said listing agent Raquel Blount of Lloyd Cos.

“There isn’t any. So we’ve had to do redevelopment of sites, which can be more difficult. To have an acre right on Louise Avenue is unheard of, so we were pretty excited.”

There is plenty of interest in it already, she said.

Likely uses include a restaurant with a drive-thru or a smaller type of service use such as a specialty medical office, she said.

The land is listed for $1.1 million.
