Brand-new space for industrial users offers a rare opportunity to locate in a popular northwest Sioux Falls development park.

Rubicon Crossing is at 5204 N. Annika Ave. in the Sioux Falls Development Foundation’s Park VII. The building has 40,000 square feet available to lease, which can be divided in half.

“Rubicon Crossing is a true Class A industrial building strategically located with convenient access to both I-90 and I-29,” said Bradyn Neises, principal at Bender Commercial Real Estate Services, who has the property co-listed with Doug Brockhouse.

“The building was intentionally designed to stand apart from the typical metal industrial product, offering a more architecturally appealing environment for tenants who value aesthetics for their employees and clients.”

The remaining available space “is ideally suited for midsized users,” Neises said.

“Rubicon Crossing was designed with flexibility in mind to accommodate a wide range of tenant needs.”

The property offers ample vehicle parking, a dedicated concrete parking area for trailers, dock doors and grade-level doors and abundant daylight windows throughout the building to maximize natural light.

“In addition, the interior can be customized to meet each tenant’s specific operational and office requirements,” Neises added.

The Sioux Falls location for Fastenal also will be located in the building. The largest fastener distributor in North America, Fastenal had outgrown its location in northeast Sioux Falls and needed a facility to better support operations and expansion plans.

Bender principal Rob Kurtenbach worked with the company to lease space at Rubicon Crossing.

“With the growth Fastenal is experiencing, strategically positioning their next facility was extremely important. We toured a number of properties and worked closely with Fastenal’s local, regional and corporate representatives throughout the process to ensure the final location would serve their needs long term,” he said.

“There were a solid number of options to consider, but finding the right fit took time.”

When the company began exploring its options, Rubicon Crossing was just starting construction.

“The conceptual plans were very appealing and aligned well with what Fastenal was looking for, but because of the construction timeline, we also explored several existing opportunities,” Kurtenbach said.

“Ultimately, after evaluating all options, Rubicon proved to be the best overall fit, and we were able to finalize the location there.”

Fastenal was drawn by the “excellent location,” he added, with a highly visible site that’s convenient for customers and can be customized to fit operational needs.

“This will be a great long-term location for Fastenal,” Kurtenbach said. “They really appreciated how the Rubicon ownership group handled the process and negotiations. In a tenant build-out situation, having a collaborative relationship between landlord and tenant is critical, and both sides worked together very effectively to create a solution that met Fastenal’s needs.”

Fastenal is planning to move in late September or early October. It’s a good representation of the sort of tenant that Rubicon Crossing accommodates well, Neises said.

“This building is a strong fit for businesses that require a combination of warehouse, office, showroom or retail space within their operations,” he said.

“Rather than a traditional industrial-only environment, Fastenal is an excellent example of the type of tenant the building was designed to accommodate, blending industrial functionality with office and customer-facing components.”
