It’s not always the case that a million-dollar home on the semi-annual Parade of Homes event is for sale. But this one, in Tea’s new Ninemile Lake development, was built “on spec” without an immediate buyer.

The two-story home has a “modern coastal” inspiration, said builder Brandon Hoyer, owner of BH Construction & Homes. “It’s a clean, bright home, very open.”

With limited to no available lots for luxury homes in south or west Sioux Falls, Hoyer said the new development in Tea — which will be accessible from the future 85th Street interchange — seemed the logical next step;.

“People love being around water, so it’s a 22-acre lake and you get a beach and lake view, so it’s a fun neighborhood,” he said.

The home is one of about 60 on the spring Parade event, which wraps up May 20-21. That’s 20 more houses than the same time last year and represents work from nearly 40 builders.

New lots can be found in northeast Sioux Falls, and while there are some in the northwest, even those are becoming more limited, Hoyer said.

“There are new lots opening in the Jefferson Heights area, but otherwise south and west are pretty scarce and you’ve got to go to Harrisburg and Tea.”

Through April, the city of Sioux Falls permitted $34.6 million in new residential construction, or 77 single-family homes. Last year, it was $98.2 million, or 281 homes, and in 2021 it was $110.8 million, or 321 homes.

“I would say this winter the calls slowed a little bit, but late winter and early spring the phones have definitely been ringing again and it seemed really steady,” Hoyer said.

Supply chain issues also have been improving, he said.

“We were used to waiting on appliances, trusses, windows, and all that has improved,” he said.

After the first parade weekend, “everyone said (turnout) was solid — people both days,” Hoyer said, adding his homes on the parade “always had 10 to 20 people in them at all times. Never an empty house, and a lot of great feedback from both houses.”
