A ready-to-go brewery and restaurant building is for sale in the heart of downtown Hartford.
The Buffalo Ridge Brewing building at 102 N. Main Ave. is being sold fully furnished and ready for its next owner.
“This opportunity includes all the furniture, fixtures and equipment in the building,” said Isaac Jorgensen of Bender Commercial Real Estate Services, who has the property co-listed with Alex Soundy.
“Essentially, it’s everything you would need to step in and start a brewery, all at a much lower all-in cost.”
Built in 2018, “this is a very clean building with a rustic and homey aesthetic,” Jorgensen said. “It offers high ceilings and lots of natural light.”
The building includes an open seating area, a brewing area with two floor drains, an 11-by-15-foot walk-in cooler, a TurboChef convection oven and restrooms. Each side of the building with a brewery area has a 9-by-9-foot overhead door.
While it’s ideal for a brewery and restaurant owner, the 3,840-square-foot space “is laid out in a way that it could work well for a number of uses,” Jorgensen continued.
“The overhead door and floor drains in the brewing area open up a lot of possibilities, and the generally open layout with plenty of exterior windows in the bar and seating area makes it quite flexible for different uses.”
There’s also a 780-square-foot canopy on the front of the building for additional seating, plus free on-street parking and a paved lot on the east side of the building for additional parking.
Located in Hartford’s central business district, the building is allowed a number of different permitted uses.
“Because of the overhead door and the separation of a back and front room, we think it would work great for a retail user with stock in the back or an office user who needs some on-site storage,” Jorgensen said.
Harford is a growing community with easy access to Interstate 90 and a strong history of supporting local business owners, he said.
“We’ve had a lot of interest in this listing and a number of people express how bummed they were to hear Buffalo Ridge was selling and how hopeful they are that someone keeps the taproom open,” Jorgensen said.
“It’s become known as the arguably the best family-friendly hangout in Hartford. The community loves its charity bingo nights, and it’s a popular place for everything from family dinners to happy hour with co-workers. I feel like the community of Hartford is ready to support a new operator here.”
