It’s part of the new headquarters for INTEK Cleaning & Restoration at 3901 W. 53st St. The family-owned business was founded by Jerry Berg in 1984 and has become a leading full-service, professional cleaning and restoration company serving residential and commercial customers.

It moved into its new location last year after looking for space for at least a decade.

“When our new property came on the market early last year, we knew it’d be a perfect fit with a little remodeling to meet our needs. Between its location, space and quality, the space was a no-brainer,” president Kyle Berg said.

“Our staff and customers love it. We have space to increase our current services and potentially add a few more.”

INTEK worked with Rob Kurtenbach of Bender Commercial Real Estate Services both to find its new building and to sell its former location at 501 N. Harlem Ave, while Rob Fagnan of Bender represented the buyer for the prior building.

“Bender’s service was fantastic. Between getting our new building under contract and finding a buyer for our Harlem building almost immediately, we had a lot of balls in the air,” Berg said. “The Bender team smoothly facilitated both transactions, making them the obvious choice to be the leasing agent for our new space. For us, their professionalism and communication were key to making our long-planned move a success.”

In the new space, INTEK has more room than it needs for now, so the company is working with Bender Commercial to lease the remaining space.

The property is zoned light industrial and includes numerous restrooms, a break room and outdoor patio.

“The space offers a variety of options as it truly is flex space that could be used for a multitude of different tenant types,” Kurtenbach said.

“It features a really clean, temperature-controlled warehouse with access to a loading dock and existing offices already built out, with an option to further customize for a tenant’s needs. It also has a great south-side location near 57th Street and Louise Avenue, giving you easy access to get anywhere in Sioux Falls or the surrounding area.”

One 11,500-square-foot suite has access to a loading dock and includes several built-out offices, with the balance of the space that could be built out or used as a warehouse or showroom.

The second suite for lease is a combination of a 4,000-square-foot space and an 8,000-square-foot space connected by a hallway. “The second space offers a great area that could be converted to executive offices, along with an area to use for warehouse or showroom with some additional offices already built out,” Kurtenbach said.

There is ample parking, and signage is available.

“This space definitely could be move-in ready depending on a tenant’s needs,” Kurtenbach said. “We’re excited to see those last two spaces get leased up. INTEK has been such a staple in the Sioux Falls community, and the Berg family truly represents a great success story. This new building was the perfect fit for them to grow and serve this community, and we know it can do the same for other businesses.”
