First retail center tenants announced at former Landscape Garden site

A new retail center at the former Landscape Garden Centers site is filling up with tenants.

Jersey Mike’s Subs and T-Mobile have leased spaces in the retail center, which is on the northwest corner of 81st Street and Minnesota Avenue.

The 7-acre 81 Gardens site is expected to include multiple retail buildings and has a two-story office under construction for insurance agency Boen & Associates.

The area continues to attract national tenants, according to Ryan Tysdal of Van Buskirk Cos., who has the investor-owned property co-listed with Raquel Blount of Lloyd Cos.

“Being on a Walmart-anchored corridor is very desirable for retail tenants,” Tysdal said. “Retailers and restaurants want to draw from the traffic generated by larger anchors like Walmart, Aldi and Dollar Tree.”

This will be T-Mobile’s third location in Sioux Falls. The wireless retailer has leased a 2,500-square-foot endcap in the new building.

It also will be Jersey Mike’s Subs’ third Sioux Falls location after entering the market in 2019.

“We are seeing the 85th Street and Minnesota Avenue area complete the ‘retail trifecta’ for new multiunit retailers,” Tysdal said. “The area around The Empire Mall is typically first, then a Veterans Parkway location is second, and the south side is the natural third Sioux Falls location for many of these tenants.”

T-Mobile anticipates a late 2023 opening, and Jersey Mike’s expects to be open in the spring of 2024, he continued, adding two more tenant announcements are expected soon.

“The only space remaining is a 2,000-square-foot, drive-thru end cap. Leasing activity has been very strong,” Tysdal said, adding he and Blount also have office parcels and retail outlots for sale along Minnesota Avenue.

“It’s a great opportunity for businesses looking for a high-profile, south-side location,” he said.
