First phase of $200M Founder’s Crossing underway with plans for first residents next year

Construction is underway on the first phase of an estimated $200 million development anchored by Good Samaritan in southeast Sioux Falls.

Founder’s Crossing will encompass almost 100 acres on the northeast side of 57th Street and Veterans Parkway, including multiple options for senior living, connected to a Sanford Health clinic and a Lewis Drug store.

“I definitely think this is first-of-its kind in the Midwest,” said Aimee Middleton, Good Samaritan chief operating officer.

“I’ve yet to see a complete campus that has all of this. That’s part of our integrated health system’s uniqueness — that we’re able to really do both sides, the health care component and active retirements.”

The 60-acre campus for Good Samaritan, which is part of Sanford Health, will be built in phases, taking at least until 2028 to fully develop.

The first phase will open with about 40 villas in early 2026.

“It’s exciting to drive by,” Middleton said. “We’re really starting to see some movement, so if you drive by, you’ll see some foundations, the underground parking is complete, the walls are going up, streets are supposed to be here at the end of the month, and the villas will start actual construction before the end of the year.”

The villas are being built by Reynolds Construction Management as a mix of one– and two-bedroom floor plans with attached garages and optional dens.

A “future friends of Founder’s Crossing” group has been meeting regularly to give feedback as design moves ahead — things like wider doors and deeper garages — and “they’re creating a little community before a community exists,” Middleton said. “We’re really trying to meet the needs of this generation but also generations for the next 20 to 40 years.”

Additionally, a four-story multifamily building built by Fiegen Construction will include 120 independent living apartments, 32 assisted living apartments and 32 memory care assisted living apartments.

The overall community will be filled with amenities, including walking trails and ponds, a theater, spa services, golf simulator and the most-requested feature: pickleball courts. It has not been determined yet if they will be indoors or outdoors.

“We’ll have a bistro that will be open for grab-and-go meals, coffee, pizza, and there will also be a rooftop bar with an indoor-outdoor area that will be really great with a fireplace,” Middleton said. “We’ll have areas for a massage therapist to come in, and there’s a really nice salon part of the core building design where you can go have a pedicure or manicure and get your hair done, and that will be open to the entire campus, so it’s really exciting.”

The appeal includes health care conveniences such as dialysis services and laboratory work at the on-site clinic.

The integration of Sanford and Lewis “has increasingly bubbled up as one of the reasons people are choosing this campus and have a  lot of interest — because of the sheer convenience of it,” Middleton said. “It’s from the residents’ perspective but also from their children participating in their care.”

Spouses who age differently also enjoy the idea that if one spouse needs memory care, for instance, the other can live in the same place and “literally walk all inside and visit and be part of every day,” she continued.

Through 2028, the plan is to develop a short-term rehabilitation and long-term care center on the property, plus additional villas.

That’s also when the Sanford clinic and Lewis Drug locations would be built on the remaining 30 acres.

Sanford is finalizing its plans for the clinic, but it will include pediatrics, family medicine, OB/GYN, lab, radiology and therapy.

The Lewis store is expected to be patterned after one that opened last year at Madison Street and Veterans Parkway, also co-located with a Sanford clinic.

The project will leave about 7 acres remaining along Veterans Parkway for additional commercial development, though a use for it hasn’t been determined.

Good Samaritan plans to partner with Sanford’s Virtual Care Center to show a staged apartment that will be similar to a villa or senior living apartment at Founder’s Crossing.

“What we’ll be showcasing are not only finishes — touch the faucet and see the fixtures — but (they’re) also going to get a preview as part of that experience of the technology we’re going to offer, and I think that’s going to be really neat,” Middleton said.
