Cherapa Place to break ground on expansion

Cherapa Place makes its massive expansion official today.

A groundbreaking for the project will begin at 4:30 p.m. in the prairie area adjacent to the original Cherapa building, located along the Big Sioux River between Sixth and Eighth streets.

“We’re excited to take one more step forward with this development, and it won’t be long before you’ll start to notice construction significantly ramping up here,” said Anne Haber, a partner in project developer Pendar Properties.

“We continue to experience significant interest from retailers, office tenants and prospective residents in Cherapa Place.”

The expanded Cherapa Place will include a 10-story Bancorp building, which offers condominiums in addition to a significant amount of office space and first-floor retail.

The other two new buildings are mixed use with commercial on the main floor and apartments above. The design allows for someone to park underground and access any one of the four buildings without going outdoors. There will be tunnels underneath the site between buildings and a 5,000-square-foot above-ground connection between the original building and its new neighboring one that will double as event and gathering space.

Multiple outdoor spaces, including a central community courtyard, are designed for recreation, the arts and gathering.

The first tenants and residents are scheduled to move in in 2023.

“Now that we’re breaking ground, construction will be ongoing until all four buildings are complete to minimize the impact to the owners and tenants and the neighborhood,” Haber said. “We’re committed to the vision we’ve brought forward and can’t wait to bring this to downtown Sioux Falls.”

The groundbreaking program will be followed with a reception at Highball, the recently opened cocktail bar inside Pendar Properties’ latest downtown development, Railyard Flats. Parking is available on the south lot of Cherapa Place or at Railyard Flats, 440 E. Eighth St.
