Multifamily housing permits drive solid building month in February

Three large multifamily housing projects took out permits for new phases of development in February, contributing to a strong month of building activity.

Overall permits through February totaled $132.6 million, compared with $147.6 million last year and $91.2 million two years ago.

New commercial activity, which includes multifamily housing, is at $91 million versus $55.6 million last year and $39.3 million two years ago. The city has issued permits for 270 units so far this year, compared with 192 last year and 109 two years ago.

The largest project of the month was the next apartment building at University Hills Village in northwest Sioux Falls at $20.3 million. It’s the sixth apartment building for the complex, which is near the USD Discovery District and GEAR Center.

Other new phases of multifamily housing included Willows Edge townhomes on the east side of Sioux Falls at $15.6 million and Split Rock Village townhomes near 26th Street and Six Mile Road at $12 million.

Commercial expansions and additions are lagging behind the previous two years at $20.3 million versus $71.8 million in 2025 and $27.4 million in 2024.

On the residential side, new construction through February totaled $11.4 million, compared with $10.9 million last year and $16.4 million two years ago. That represents 29 new single-family houses, one more than the same time last year, but behind the 51 houses that had been issued permits for the same time in 2024.

Residential additions and remodels are on par with previous years, totaling $9.9 million versus $9.4 million last year and $8.2 million two years ago.
