Former Sullivans warehouse offers turnkey facility in sought-after location

The former headquarters for a Sioux Falls small business that became an industry leader is waiting for its next owner.
An office, warehouse and distribution center that used to be the headquarters of Sullivan Inc. at 3101 N. Fourth Ave. is for sale.
Founders Bill and Marian Sullivan started the business in their Sioux Falls basement in 1968. Following her husband’s passing in 1987, Marian served as CEO and grew the company into a leading designer and distributor of seasonal, all-occasion and outdoor home decor products.
The company was acquired by a private equity firm in 2014, which then sold it to a new owner in 2023. The Sioux Falls warehouse closed last year, and one of its brands was acquired early this year.
The 137,000-square-foot building has remained in the Sullivan family since it was built in 1994.
“We hired our former warehouse manager, who had been there from the beginning, to oversee it, and we’d check in on it monthly,” said Bill Sullivan, who formerly served as the company’s president. “It’s in very good shape, and we just put a new roof on last fall.”
The building was designed by a Chicago firm and built by Twin Cities-based Ryan Cos.
“My mom wasn’t going to do anything half-measured,” Sullivan said. “She wanted quality.”
The space offers:
- Nine 10-foot dock-high doors, seven with self-levelers.
- One 14-foot grade-level door.
- Clear height of 27 feet, sprinkled.
- Ventilation cooling system.
- 100 amp 277/480, three-phase power.
- Negotiable racking and two garbage compactors.
“Opportunities to acquire an existing industrial building of this size in this area are extremely limited, making this offering particularly rare,” said Bradyn Neises, a partner in Bender Commercial who has the property co-listed with Michael Bender.
“This property’s proximity to the airport and access to both I-90 and I-229 provide great connectivity for companies serving the Sioux Falls market or distributing throughout the region.”
There’s also office space, including a reception area, open showroom and work area, private offices, a conference room, break room and restrooms.
The flexible building is well suited for a variety of industrial users, Neises said. While it currently is ideally positioned for a warehouse or distribution operation, it could be readily adapted for light manufacturing, logistics, service-based industrial users or other businesses seeking larger, well-located industrial space.
“Its versatility allows a purchaser to align the property with specific operational needs while maintaining long-term adaptability,” Neises said. “The family has continued to take great care of the building, and for the right user, it certainly could be turnkey.”
An adjacent 5 acres next to the 8.39-acre site could be part of the sale and allow for future expansion.
“This provides a purchaser with flexibility and long-term optionality,” Neises said. “In today’s market, having the opportunity to grow within the same location is a significant benefit to any purchaser and helps protect against future space constraints.”
