With new tenants, construction underway, Cherapa Place has final spaces available

It’s beginning to look more like a grocery inside the future Pomegranate Market at Cherapa Place.

The locally owned grocer will bring a new offering to downtown Sioux Falls when it opens in The Clark building — hopefully late this year.

“The flooring is in, the drywall is up, the painting is being finalized, so it’s the race to the finish,” president Jonah Snyder said. “The long lead item is the back kitchen where there’s a lot of overhead work being finalized to run our hood and ventilation, and then we’ll be finishing flooring so we can come in and set ovens and stoves and all the equipment we need to operate the kitchen.”

Nearly 80 percent of the shelving is in, “so it looks like a grocery store,” he said.

Pomegranate Market also has hired chef T.R. Fuentes McKenzie, who is developing a menu that will incude a taqueria and world bowls program.

“We’re excited about it,” Snyder said. “We’ve been super-impressed. So it’s a lot coming together at once.”

Much has been coming together throughout the entire Cherapa Place development. Cafe Breadico opened inside The Bancorp Building late this summer, and Rivage Oak Kitchen opened inside the original Apex building last week.

Chef Bryan Moscatello will be moving his restaurant from the Harvester Building to the first floor of The Dakota Flats building. The rebranded and expanded concept will have a designated space for Nunzio’s Food Hall, his chef-driven concept HK and a new tasting room in partnership with BlackFork Farms. It’s expected to open later this fall.

“We feel like there’s good harmony between the food concepts coming onto campus, with a fresh bakery and us covering grocery and a lot of fresh, healthy food,” Snyder said. “And then you have sit-down with Rivage, and pizza and other exciting things with HK. There’s not a lot of direct competition, just a lot of great reasons to come down and hang out at Cherapa.”

The office space is filling up too.

North Risk Partners, which is based in Plymouth, Minnesota, is moving its Sioux Falls office to The Bancorp Building.

The company delivers strategic insurance solutions for businesses and individuals, with more than 450 employees and 30 locations across five states. There are 29 team members in South Dakota, and all will work in the downtown Sioux Falls office.

“We have designed this space to accommodate 40 percent more team members than our current space as we continue to grow our Sioux Falls office. We’re designing an open, modern floor plan that embraces collaboration,” said Amy Olson-Miller, west region president.

“The downtown location is great for our team, our business goals and our continued growth.”

The plan is to move in mid-December.

“We’ve seen a lot of good movement in the development, and there’s very little office and retail space remaining,” said Anne Haber, co-owner of developer Pendar Properties.

There is some remaining office space for lease in The Apex, less than 10,000 total square feet of office remaining in The Bancorp Building and some prime retail space throughout the campus.

“We’re in active conversations and seeing interest in many of these spaces, so if a business wants to become part of this development, we encourage you to reach out soon,” Haber said.

Apartments are filling up at Cherapa Place too.

The Clark and The Dakota have options remaining in most floor plans, ranging from studios through three-bedrooms.

“We saw serious interest at the recent Downtown Loft Tour and anticipate ongoing move-ins the rest of the year,” Haber said. “As residents are beginning to fully appreciate the nature of this development — from the SISU Fit membership included with their rent to the outdoor living spaces and growing retail options, we see our occupancy trending up and again encourage interested residents to reach out soon so we can help find the best home for you.”
