Caribou Coffee closes east-side location

Caribou Coffee has closed one of its east-side locations.

The coffee chain no longer is operating at 10th Street and Bahnson Avenue, a location it has been in since 2015.

The 2,500-square-foot building included both a drive-thru and dine-in coffeehouse.

“This is a great opportunity for a restaurant operator to acquire a freestanding building, with drive-thru, for far less than it would cost to construct the building today,” according to Ryan Tysdal of Van Buskirk Cos., who has the property listed for sale.

“This building went up pre-COVID, before we saw significant increases in construction pricing.”

The area has evolved into somewhat of a ‘restaurant row’ over the years,” Tysdal said.

Area food options include Jimmy John’s, Starbucks, Applebee’s, Taco Bell, KFC/A&W, Flyboy Donuts, Oh My Cupcakes, Scooter’s Coffee, Jacky’s, Tokyo Sushi & Hibachi, Giliberto’s Mexican Taco Shop and Pizza Ranch.

“The restaurant and retail co-tenancy in the area, as well as the high traffic counts, make this an attractive site to potential buyers,” Tysdal said, adding that the stretch of East 10th Street sees an average of 27,600 cars per day.

Caribou intends to fully vacate the building by the end of September, he said. The coffee chain has other east-side locations at 10th Street and Mable Avenue and at 26th Street and Highline Avenue at Dawley Farm Village. A Caribou inside the Hy-Vee at 57th Street and Cliff Avenue also recently closed.
