Ready to “spring into” a new apartment home this season? An event Saturday gives you the chance to look inside more than 20 available communities.

The Sioux Falls Spring Parade of Apartments, hosted for the 10th year in a row by the team at 334-RENT, will be from 10 a.m. to 2 p.m. April 26.

“Whether you are looking for an apartment, townhome, a downtown loft or a single-family home – we have it all! That’s one of the things that makes our parade unique – we truly have something for everyone,” said Nikki Johnsen, experience manager for Lloyd Property Management and a broker associate.

Historically, the Spring Parade of Apartments is “a very busy day for us,” she continued. “People are looking to move in the spring, so touring during the parade makes the process easy for our guests – they can tour as many properties as they want in one day with no appointment necessary.”

Here’s just a snapshot of the properties waiting for you to tour – and maybe move in.

 On the east side

The Parade of Apartments offers a wide variety of east-side options, all within a quick drive of each other, making it a great place to stop during an event like this.

“I’d suggest you don’t miss The Rowe Platinum, which is the newest phase at The Rowe on 57th,” Johnsen said. “It features upgraded finishes and high ceilings in a prime location near 57th and Bahnson.”

On the west side

The Boundary, located near Benson and Marion roads, is one of many properties ready to welcome you on the west side during the Parade of Apartments.

“You’ll find the best of both worlds here – both apartments and our newest floor plan, a flat-style design that includes a private entrance and a garage right out your front door,” Johnsen said. “The two-story clubhouse is a popular feature for the community, and you’ll easily see why.”

To the south

The Overture offers a unique community at 69th Street and Cliff Avenue that includes studio through three-bedrooms with a fun amenity package.

“Some of these have a lofted design, so you get a downtown feel but in a great south Sioux Falls location within an easy walk for coffee, dining, ice cream and lots of convenient services,” Johnsen said.

Downtown living

The Parade of Apartments coincides with the Downtown Loft Tour, which Lloyd Cos. is co-sponsoring from 11 a.m. to 2 p.m. Among the many featured properties  is The One2 on the south end of downtown.

“We offered a sneak peek of The One2 during the Fall Parade of Apartments in 2024, but we are excited to fully showcase this property this year,” Johnsen said. “It offers studio through three-bedroom lofts, underground parking and an elevated courtyard. Plus, it’s located in the heart of downtown Sioux Falls within walking distance of coffee shops, restaurants, shopping and more.”

What to expect

During the Parade of Apartments, you can:

  • Tour 20-plus communities without scheduling a tour.
  • Take a guided tour, or choose a self-show option.
  • Take an online or virtual tour with Facebook live tours, or watch virtual tours using the links at lloydcompanies.com.
  • Ask questions of the on-site teams and leasing specialists.

Anyone who applies during the Parade of Apartments will be entered to win a drawing for Visa gift cards valued at $100 through $500. Plus, some properties will offer exclusive deals only during the event.
