Renovated midcentury modern apartments begin adding residents

The first residents have started to move into The Edge on Main, a renovated midcentury modern apartment building just south of downtown.

Located at 638 S. Main Ave., The Edge includes 20 one-bedroom apartments and one two-bedroom. It’s owned by the same downtown developers who own The Carpenter Building and Carpenter Bar.

“Everything is new, from plumbing to electrical, all new flooring, new paint, new windows,” co-owner Anne Haber said. “It’s very energy-efficient, and the layout of every unit is the same. We didn’t move walls, but we really maximized the space.”

The kitchens are a good example, offering a hidden microwave, farmhouse-style sink and countertop seating.

The building is pet-friendly with a yard and neighborhood that are well designed for animals, Haber said.

“It’s accommodating for all lifestyles,” she said. “You walk out your front door and turn right and you can see downtown. It’s a safe neighborhood with a very close-knit association that gives you access to a real urban feel but with the charm of an established neighborhood.”

Five apartments have been rented, and construction will finish up on the remaining ones in the next couple of weeks. Rent is $800 per month, which includes parking.

The garden level includes a laundry room with fitness equipment and a community room with a Ping Pong table, couches, a television and a wet bar.

Once the weather improvements, more features will be added. A private patio for residents will be installed in the back, and one of the pieces from last year’s SculptureWalk – Peace by Indiana sculptor Alex Mendez – will be installed in the front of the property.

“We really want to have a community feel,” Haber said.

She’s offering a $100 cash referral to any resident who recommends someone who becomes a tenant. Upon move-in, residents receive a welcome gift, including a mug bearing the Sioux Falls flag, a gift card to The Co-op Natural Foods and a free beverage at the Carpenter Bar.

“We really are committed to doing business locally and to being good neighbors, and we’re excited to see the community that develops here,” Haber said.
