Pizza Hut will expand to Dawley Farm Village

Pizza Hut is adding an east-side location at Dawley Farm Village.

It’s going into a three-tenant retail building along Veterans Parkway that includes Budget Blinds.

Pizza Hut will occupy the north end of the building, which will include a drive-thru. It will operate with carryout and delivery service and not include a dining room.

The move builds on several additions in the Sioux Falls market for Pizza Hut over the past few years, including a new retail center location at 85th Street and Minnesota Avenue and one at 12th Street and Holly Avenue that replaced a dine-in restaurant.

“Pizza Hut’s space requirements have continued to evolve, so they are relocating these sites to meet their criteria,” according to Ryan Tysdal of Van Buskirk Cos., who brokered the deal.

“Since the 1990s, the east side has seen explosive growth. There are dozens of neighborhoods that didn’t exist 30 years ago: Copper Creek, Willow Ridge, Canterbury, Arbor’s Edge; none of those were there years ago.”

The Pizza Hut locations in Sioux Falls are owned by Flynn Restaurant Group, the largest restaurant franchisee in the United States.

Restaurants like Pizza Hut strategically position their locations to be able to deliver to any corner of the city within a certain number of minutes, Tysdal added.

“As Sioux Falls grows, tenants like Pizza Hut change their strategy to meet the needs of neighborhoods throughout the city,” he said.

Pizza Hut has been located in a free-standing building at 10th Street and Cleveland Avenue since 1991, which is on the market and listed with Mike Knudson of Van Buskirk Cos. “It’s a free-stander with a drive-thru at a hard corner; that’s attractive to a number of potential tenants,” Knudson said.

The new Dawley Farm Village location is anticipated to be open later this year. That leaves one space remaining in the Budget Blinds retail center: the south endcap, which is 2,000 square feet.

“It’s a great high-profile retail location,” said Tysdal, who is the leasing agent for the space.

“Not only do you have large national retail anchors like Target and Kohl’s, but the space has an excellent signage opportunity to Veterans Parkway.”

Dawley Farm Village will host a new event this weekend to give visitors a chance to stop into many new and existing businesses. Twenty businesses are participating in a February Freebies event from 10 a.m. to 2 p.m. Saturday, offering free giveaways and coupons for free or discounted merchandise and services. Other recent additions at Dawley Farm include Crumb Cookies, Buff City Soap and SafeSplash Swim School, which starts lessons this week.
