October brings almost $200M in new building activity to Sioux Falls

Sioux Falls is on track for its second-best building year after October brought $195 million in new permits.

More than half of that was an interior build-out for the CJ Schwan’s Asian food production facility at Foundation Park at $115 million.

Other large projects include the new branch for CorTrust Bank at 1315 S. Minnesota Ave. at $10.4 million and an addition to Levitt at the Falls at $4.5 million.

Through October, permit valuation totaled more than $1.2 billion, versus $965 million a year ago and $964.3 million two years ago.

Commercial activity totaled $662.7 million, compared with $533.2 million in 2024 and $500.1 million two years ago. Commercial additions and renovations totaled $282.8 million, compared with $155 million last year and $205.6 million two years ago.

New residential totaled $197.7 million, compared with $199 million last year and $168.9 million two years ago. That represents 323 new single-family homes, compared with 483 homes last year and 381 homes two years ago.

The city has issued permits for 930 multifamily units, compared with 1,090 in 2024 and 1,563 in 2023.

“Residential had a solid month compared to the average October, with 35 single-family homes and 37 twin homes issued,” said Neil King, chief building official. “Apartment construction continues to be lagging, with a few new buildings still being submitted each month.”

Residential additions and remodeling projects totaled $75.4 million through October, compared with $77.8 million for the same period last year and $89.7 million two years ago.
