North Dakota developer to break ground on upscale east-side apartment project

North Dakota-based Enclave Development is bringing nearly 300 more apartments to the east side of Sioux Falls.

Millstone Commons will be across from the company’s first Sioux Falls development, Silverthorne Flats, on the west side of Veterans Parkway south of 26th Street.

“Our occupancy (at Silverthorne) has been very strong,” developer Brian Bochman said. “It’s been a really good and consistent project for us. So we liked that part of town because of the growth that’s come over there from a residential side, and the retail and commercial areas for our tenants to use, and just the job creation on that side of town has been strong. So we thought we’d continue to expand on that side of town for now.”

A groundbreaking is scheduled at 11 a.m. Tuesday.

Millstone Commons will be an upscale project with three buildings of three stories totaling 287 units. The plan is to build them all at once over 18 to 20 months.

Apartments will range from studios through three-bedroom units and will have washers and dryers, upgraded counters and stainless steel appliances with islands, and upgraded lighting and flooring, including mostly hard-surface flooring.

“And there’s usually some work-from-home space built into the units as well,” Bochman said.

The community has “some really cool amenities,” he continued. “We have a really neat clubroom with some gaming areas and a golf simulator. We have a fitness studio, a yoga studio, a dog spa and some work-from-home space, so the interior has some really neat stuff in it.”

Outside will be two large courtyards, a pool and gaming area, plus a large dog park, he said.

“We have a lot of really nice green space with this project.”

Millstone Commons likely isn’t the last Enclave development in Sioux Falls, Bochman said. There are others in the works, including one on the west side.

“We’re in pretty strong growth mode,” he said. “We have eight projects going on in the Twin Cities, and we’re building in North Dakota, South Dakota, other parts of Minnesota and Nebraska, Washington and working on some projects in Montana, so we’re aggressively growing.”
