Sioux Falls developer Van Buskirk Cos. is bringing a new neighborhood to Crooks.

Heritage Pond will add 68 single-family and multifamily lots, along with open green spaces, walking trails and the main feature: Crooks’ first fishing pond.

“Crooks is the closest small city near Foundation Park, which is experiencing an influx of businesses, and because of that, we anticipate seeing many new houses, multifamily housing and businesses moving in,” Mayor F. Butch Oseby said in a statement.

Van Buskirk was attracted by the community’s rapid growth and its proximity to jobs in Sioux Falls, the company said.

“The Crooks community boasts school pride and is part of the coveted Tri-Valley School District, and across the street from Heritage Pond, a brand-new school is under construction,” Van Buskirk said in a statement.

“Crooks has also expanded the park system, and the Heritage Pond development aims to further that goal with its trails and fishing pond.”

The development is four minutes from Interstate 29, eight minutes from Foundation Park and less than 10 minutes from shopping on the northwest side of Sioux Falls, including Walmart and Fleet Farm.

“Living in Crooks balances the desirability of small-town comfort with the practicality of city living, which is why Heritage Pond is anticipated to be a quickly growing neighborhood,” Van Buskirk said.

Lots are for sale now, and the plan is to begin home construction this fall.
