New development planned near Jefferson High School

New housing and commercial activity is coming to a neighborhood being developed near Jefferson High School.

Jefferson Heights is a 190-acre development on the southwest corner of Marion Road and Maple Street. The site is located directly between the new Jefferson High School and McGovern Middle School.

Trademark Homes Inc. is the developer, and work on the site is planned to begin immediately.

Close proximity to two Sioux Falls schools made the site attractive to Trademark, according to president Erik Christensen.

“Families like living near schools, which made us feel this would be a perfect site for Sioux Falls’ newest neighborhood,” he said.

The greenway spans north and south through the center of the development, and the city plans to run a bike path across the entire length of it, connecting to Family Park.

“In addition to the amenity of the bike path, there are going to be some excellent single-family lots that will back up to the greenway,” said Eric Harms of Hegg Realtors, who is the listing agent for the residential lots in the development. “Jefferson Heights is really going to have some fantastic lots for sale very soon.”

Trademark’s plan is to have lots ready for sale yet this year.

In addition to single-family housing, Jefferson Heights also will have approximately 30 acres zoned for commercial, live-work and multifamily users along the frontages of Marion and Maple.

 

Demand has been strong, according to Ryan Tysdal of Van Buskirk Cos., this listing broker for the commercial, live-work and multifamily land.

“We have 100 percent of the frontage under contract already,” according to Tysdal. “Commercial and apartment land buyers moved quickly to secure their sites. Being next to the new Jefferson High School was a huge draw for buyers.”

Tysdal said he hopes to make further announcements by early summer.
