Lake Lorraine details vision for remaining parcels, available space

There are eight parcels left to develop and a few existing commercial spaces remaining at Lake Lorraine, which has seen exciting retail and residential growth this year.

“These parcels are suited for a wide range of purposes, including office spaces with lake views, under-building parking, suitable for large and small projects, apartments as stand-alone or mixed-use spaces, retail establishments with build-to-suit options, personal services and restaurants,” said Steve Van Buskirk, president of land development at Van Buskirk Cos.

Van Buskirk has collaborated with Friessen Development Inc., the land development division within Friessen Construction, for more than a decade to develop the one-of-a-kind property that surrounds a 30-acre, spring-fed lake.

The few remaining parcels offer a variety of opportunities to bring additional uses to the development.

One lot, for instance, is “adjacent to the lake on its east side, with a park planned to the north of it, centrally located among national retailers,” Van Buskirk said. “We are looking to fill it with a fine dining venue to complete the food and beverage offerings here at Lake Lorraine.”

For existing leasing space, there is availability for retailers ranging from 1,500 to 10,605 square feet among two buildings between Hobby Lobby and Dave & Buster’s, in addition to limited move-in-ready space along Marion Road.

“Lake Lorraine has proven it can deliver for everyone, from an independent local retailer to a national retailer new to the Sioux Falls market,” said commercial broker Autumn Kaufold of Van Buskirk Cos., who manages retail and office leasing.

“We know multiple retailers have enjoyed record-breaking openings. There will be limited opportunities to locate here going forward, so we encourage anyone with interest to reach out soon and capitalize on the momentum that’s building.”

Recent additions at Lake Lorraine include AutoZone, Dairy Queen and Starbucks, in addition to the first Chick N Max restaurant in Sioux Falls and the first Five Below store in the market. Five Below offers an extensive selection of popular toys, candy, books, party supplies and games, with most priced at $5 or less.

The Blu on Lorraine apartments also opened in recent months, bringing a new luxury living option to the area with state-of-the-art amenities and a stunning design. Inside, Baking up a Storm, a Lake Lorraine Farmers Market vendor, leases space in the lobby, offering fresh baked goods year-round and is open to the public.

“Bringing hundreds of new residents to the development every day, along with additional retail to support the property, gives new businesses even more reason to locate here,” Kaufhold said. “This is an increasingly vibrant community at all hours of the day, and any business becoming part of the development is going to benefit from that.”

Completion this fall of the paved 1-mile Lake Walk by owners Friessen Development is a landmark improvement as well. This scenic pathway, which includes a canoe launch, selfie frame, visitor parking and swinging benches, provides a serene backdrop for outdoor enthusiasts and a charming avenue for residents and employees to unwind and enjoy the natural beauty of the area.

“You will continue to see improvements and additional amenities added to the Lake Walk and green spaces surrounding the lake,” said Cindy Monin of Friessen Development.

That includes continued acknowledgement of the property’s past.
