Home sales in Sioux Falls almost identical to last year

The number of home sales in July in Sioux Falls was exactly the same as it was a year ago.
There were 277 closed sales, identical to last year.
New listings were essentially the same, too, at 462 homes versus 454 in July 2024, according to the Realtor Association of the Sioux Empire Inc.
“Regionally, monthly sales declined in the Midwest, Northeast and South but rose in the West,” according to an analysis included with the report. “Year over year, sales decreased in the Northeast and West but increased in the South and Midwest.”
In Sioux Falls, the median sales price basically was the same, too, at $339,900, $100 more than last year.
The average sales price at $396,413 was up from $380,472 last year.
The average house spent 76 days on the market before selling, one more than last year. The price range that tended to sell the quickest was $150,000 to $200,000 at 76 days; the price range that tended to sell the slowest was $800,000 to $900,000 at 127 days.
Sellers received on average 97.8 percent of original list price, down from 100 percent in July 2024.
Overall inventory is down, though, at a 3.4-month supply versus a 4.9-month supply last year.
