GreatLIFE, Year Round Brown announce new west-side centers

West-siders will have even more reasons to visit GreatLIFE Golf & Fitness and Year Round Brown tanning salons when they open early next year in a brand-new retail center near Roosevelt High School.

The businesses will share a building one block north of 41st Street and Sertoma Avenue, an intersection that sees 25,000 vehicles pass through daily.

“We both have existing facilities nearby that are experiencing strong demand, and this will allow us to bring even more options for our west-side members,” GreatLIFE president Donn Hill said.

With almost 10,000 square feet, the space will be GreatLIFE’s largest satellite location, quadrupling the space of its current fitness center in the area.

“I’m really excited about it,” director of fitness Nick Ovenden said. “We’ll have a group fitness studio, full-service locker rooms with saunas, a separate and larger free-weight area and an indoor turf area with a unique layout that will allow us to use part of it for group fitness and keep part of it open all the time.”

Year Round Brown will occupy an adjacent almost 4,000-square-foot space, which will allow it to offer about 35 tanning beds and expand its capacity for spray tanning. Its current location in the area has 19 beds.

“It will be a full brand-new redo. We need more parking and equipment,” CEO Zach Neugebauer said.

“Our goal is to eliminate wait times and make sure people get in and out as soon as possible. We think it’s very convenient to be at 41st and Sertoma, where it’s easy to get in and out and we’re near so many homes.”

Similar to their location at 4101 W. Benson Road, GreatLIFE and Year Round Brown will share an interior door, allowing customers to easily visit both during shared business hours.

That adds even more value for GreatLIFE members, who receive unlimited tanning at Year Round Brown’s Sioux Falls locations for less than $12 per month when added to their membership.

“The goal is to solidify our relationship even more and make it a simple flow from one to the other,” Ovenden said. “We want it to be cohesive, so when you walk in it’s an open feel and seamless transition to tan and work out. And we have a lot of similar personalities on our teams. Everyone is here to help each other and create even more synergy.”

The new locations will break ground this week and be open by the beginning of next year.

“We think it’s going to be a tremendous experience. Everything GreatLIFE does is top-notch,” Neugebauer said. “The facilities have the best equipment, the best decor, and what we’re doing with Year Round Brown is only going to complement that. We’re bringing in all new tanning beds from Germany, top-level finishes, so consumers will get the best in the market at a great combined price.”

The building is part of a larger retail development on the property called Roosevelt Marketplace. That will be 10,000 square feet and include several new businesses. Ryan Tysdal of Van Buskirk Cos. is coordinating the leasing.

“This location is ideal for restaurants and food tenants as the growth of housing in the area has far outpaced the food options,” he said, adding there has been interest from neighborhood-service users, including salons, small retailers and office tenants.

“Being right next to a large GreatLIFE and Year Round Brown location is a huge draw to more retailers to the area. Users like GreatLIFE and Year Round Brown create a large number of ‘daily trips,’ which adds to the success of neighboring retail because there are people coming and going all day long,” Tysdal said.

“We expect to be fully leased before construction is complete. Although we just started marketing this project a couple months ago, interest has been incredibly strong.”
