Former restaurant building to become Year Round Brown

A building that has been home to three restaurants now will be a Year Round Brown.

It most recently was Rudy M. Navarrete’s Tex-Mexican Restaurant.

Year Round Brown CEO Zach Neugebauer had a different vision for the building along 57th Street west of Western Avenue. He’s converting it into his latest location, offering all the styles of tanning Year Round Brown supports plus some new updates, he said.

The appeal was the location right off the interstate as well as the amount of parking, Neugebauer said.

“Visibility for our business we think is great,” he said. “This is about double or triple any other strip mall we’ve been in for parking, and for our customers and their busy lives. (We don’t want them) not finding parking at 5 p.m. in the winter when you’re trying to tan quick and race home.”

 He hopes to start construction this month and open in the first quarter of next year.

“The inside will be gone, everything will be brand new and our newest Year Round Brown brand,” he said.

The project also will include some space to lease, about 1,200 square feet, which Neugebauer said could be a good fit for a nail salon or other complementary service business or office.

“Being connected to The Bridges property, we see a ton of value there,” he said. “It’ll be a great move for us. It obviously wasn’t meant to be a restaurant. I don’t know why, I think it’s a great location, but for us, we’re more of a destination like going to a gym.”

It will be the seventh Year Round Brown in Sioux Falls.
