It will be from noon to 3 p.m. Friday, Feb. 6, at the Village Cooperative of Sioux Falls, 1600 E. 77th St.

“The Village Cooperative is the only cooperative housing community in South Dakota and operates very differently from rental housing or entry-fee senior living,” community president Greg LaFollette said.

“Residents are owners. Each resident owns a share in the cooperative corporation, which in turn owns the building and common facilities. That share grants the right to occupy a specific unit and appreciate at a predetermined annual rate — allowing members to build equity over time, unlike rental or entry-fee models.”

The 61-unit community has been fully occupied since opening in July 2021. Units don’t turn over often — about 4 percent annually — but at the moment, three are available.

“Low turnover reflects strong member satisfaction and long-term planning rather than short-term moves,” LaFollette said. “We maintain an active, priority-based waitlist and encourage interested individuals to sign up to receive notifications when shares become available.”

The cooperative is self-governed. Residents elect a board of directors that sets policies and community rules. The building is professionally managed by an outside firm employed by the cooperative, while governance decisions remain with the residents.

Residents value the security and no-maintenance lifestyle. Snow removal, lawn care and repairs are all handled, allowing residents to focus on living rather than upkeep.

“This model offers a middle ground between renting and traditional ownership that had not previously existed in South Dakota,” LaFollette said.

“What often surprises people is that while maintenance is covered, there are still meaningful opportunities to contribute if they wish. Participation is voluntary, but many residents enjoy strengthening the community in small, practical ways on their own terms.”

The open house event will provide guests with a welcoming, no-pressure environment to tour the community, explore thoughtfully designed living spaces and learn how cooperative living works. Attendees will have the opportunity to ask questions about lifestyle options, shared ownership and available homes while experiencing a community designed to support independence, connection and confidence.

Within the Village Cooperative, “a genuine community has taken shape,” LaFollette added.

‘In addition to formal programming, there’s an easy, ongoing social rhythm: morning exercise groups, birthday celebrations, happy hours, pizza nights, potlucks and informal coffee gatherings. People tend to connect quickly and naturally.”

Many residents choose one small role: managing the library, handling flag protocol, coordinating local farm egg deliveries or overseeing plantings, which is done by a former Master Gardener.

“None of this is required — it’s simply people contributing in ways that suit them,” LaFollette said.

The community also hosts public-facing programming, which distinguishes the cooperative from many senior housing options. The Village Forum series brings together residents, waitlist members and the broader community for discussions on policy, culture and civic life. The Village Roundtable, facilitated by retired university professors, provides structured follow-up discussion.

“This openness reflects the cooperative’s belief that strong communities are built through shared learning and conversation, not just shared space,” LaFollette said. “Overall, it’s an engaged, intellectually curious and highly social community where people find both neighbors and friends.”
