City building activity trends up in April with large permits issued

Sioux Falls added more than $100 million in building permits in April, helped by some of the major projects already announced and expected to begin construction this year.
For the year, permit valuation totaled $347.5 million at the end of April, up from $301.3 million last year and closing in on 2023, when it was $377.5 million.
The city has issued two permits, totaling more than $52 million, so far this year for the CJ Schwan’s Asian food production facility at Foundation Park, including $40.4 million for the building’s shell, which came in during April.
Also in April, South Dakota State University had a $13.9 million permit for its new education and office space at 2400 S. Minnesota Ave. The SDSU Metro Center will bring pharmacy, nursing, respiratory therapy, medical lab science and public health students under one roof.
New commercial permits are slightly below last year at $143.3 million, compared with $169.5 million, while permits for commercial additions and remodeling work are solidly ahead at $122.4 million, compared with $54.9 million last year.
The city has issued 113 single-family homes permits, which is behind last year’s 144 but ahead of 77 in 2023.
There have been permits for 265 multifamily units, compared with 388 last year and 891 two years ago.
The city also has started reporting “active dwellings,” meaning homes or apartments that are under construction and haven’t received occupancy. There are 2,180 apartments that meet that definition, which is 19 more than the previous month, and 450 single-family homes, which down from 821 one month ago.
