Sioux Falls prepares to sell city parking lot for potential development

The city of Sioux Falls is preparing to offer one of its downtown parking lots for sale as part of a potential redevelopment.
The City Council will vote on discontinuing the use of the property at 113 E. 13th St. as a parking lot and declare it surplus, making it available for sale if a buyer emerges.
One of the shared goals of the city and Downtown Sioux Falls Inc. is to identify city parking lots as potential redevelopment sites. Another one nearby now is the site of The One2 apartments, for example.
“We monitor our lots and get inquiries from time to time for development opportunities,” said Jeff Eckhoff, director of planning and development services. “We’re at a point we believe there’s enough interest in this lot to put it out for negotiated sale.”
As part of the process, the city will reach out to anyone who has shown interest in the property in the past to ensure that they have the opportunity to submit a proposal, as well as opening it up publicly.
The city will choose a proposal that best meets the goals of the current downtown master plan, Eckhoff said.
If there are proposals, they will be evaluated early next year.
The parking lot has 118 spaces. The city has said there’s enough other parking in the system to accommodate those using the spaces, and parking likely would be a requirement of any redevelopment.
