Featured home in Fall Parade overflowing with custom indoor-outdoor work is among 50 homes to tour

It’s rare to find a luxury home like this built on spec without a buyer — but builder Matthew Roach has created one that likely won’t be without an owner for long.

“All the details and amenities and custom touches are there,” said Roach, who owns Forever Co. with his wife, April.

The home at 705 N. Sanctuary Drive is one of two featured homes available to tour in this year’s Fall Parade of Homes, which runs from 1 to 5 p.m. Sept. 13-14 and Sept. 20-21. It’s produced by the Home Builders Association of the Sioux Empire Inc.

The Forever Co. home offers a contemporary look from the outside, “but once you walk through the door, it’s inviting, warm, comfortable and timeless,” Roach said.

The home features high ceilings, including 12-foot ceilings in the lower level, as well as five bedrooms and seven baths.

Each bedroom is a suite with a walk-in shower and walk-in closet, including an enormous closet in the master bedroom.

The lofted upper level includes built-in bunk beds, while the lower level is ideal for entertaining with a golf simulator and wine bar.

Other upgrades include Thermador paneled appliances that look like cabinetry, LED back-lighting and extensive stonework throughout the kitchen and bathrooms.

“It’s absolutely beautiful,” Roach said. “There are a lot of very warm elements inside this house.”

Outdoors, a 42-by-20-foot sport pool includes a sun deck, sunken firepit and pond-less waterfall feature.

“It’s fully landscaped, and you look out at mature trees, which is not common with a new development,” Roach said. “When you walk through, it’s a custom home. We just built it on spec and will have it listed for sale.”

The 64th annual Parade of Homes event features the work of 36 builders and spans the metro area, including Sioux Falls, Brandon, Harrisburg, Dell Rapids, Tea and Rock Rapids, Iowa.

There also are virtual tours available through the Sioux Empire HBA Guide App and the Parade of Homes website.

“The Parade of Homes offers the public an opportunity to witness firsthand the latest trends in the building industry and engage directly with building professionals, while providing builders and industry partners with a platform to showcase the quality of their products,” said Teddi Mueller, executive vice president of the Home Builders Association.

Recently released building permit data suggests a solid and steady market for homebuilders in the Sioux Falls market, she said.

“Despite uncertainty over interest rates, building activity for single-family homes has nearly matched last year’s year-to-date permits based on total new residential permit values,” Mueller said.

Roach has found that, overall, “buyers are becoming more and more knowledgeable in quality,” he said. “When they walk into a house, they recognize attention to detail. All the buyers I speak with are looking for a builder educated in quality, product and finishes.”

The featured homes on the Fall Parade require a $5 cash admission fee per home. This fee supports the Home Builders Care Foundation, which serves as a community connection point and drives opportunities in the building industry. All other homes are free to tour.

Even ultraluxury homes still provide ideas for buyers in all price ranges, Roach said.

“It’s fun to have conversations with people who are taking small elements of a home and executing them in the home they’re building, whether it’s with us or another builder,” he said. “I encourage anyone participating in the Parade of Homes to speak with the builders. Ask what is different about this house than others. What are the features we don’t usually see that we should know about?”

Mueller encourages parade attendees to download the app, which is available on the Apple App Store and Google Play.

“It’s typical for houses to shut down unexpectedly during the parade, either due to unforeseen circumstances or new pending sales,” she said. “By downloading the app, you’ll receive real-time updates on parade details, assisting you in smoothly maneuvering through the event.”
