Building activity dropped in February in Sioux Falls after a record start to the year.

Permits for the month totaled just over $45 million, which is slightly below the three-year average.

Through the first two months of the year, the city has issued $147.6 million in permits, compared with $91.2 million last year and $108.8 million two years ago.

New commercial construction at $55.6 million is ahead of last year’s $39.3 million. Commercial addition and remodeling work is strongly ahead of last year, totaling $71.8 million versus $27.4 million.

New residential construction is at $10.9 million so far this year, compared with $16.4 million last year. Building permits have been issued for 28 single-family homes, compared with 51 last year and 10 two years ago.

Permits have been issued for 192 multifamily units, compared with 109 last year and 63 two years ago.

Residential additions and remodeling totaled $9.4 million, compared with $8.2 million last year.

Major projects for February include an expansion at Silencer Central, 4901 N. Fourth Ave., for $9.8 million; additions at the CTE Academy, 4700 W. Career Circle, for $5.6 million; a new Circle K gas station, 5601 E. 57th St., for $3.1 million; remodeling at the Sanford Wellness Center, 4201 S. Oxbow Ave., for $3 million; and a new CHS Zip Trip gas station, 4965 S. Klein Ave., for $2.5 million.
