Javers Construction has developed unique flex spaces designed to suit a wide variety of small retailers just off Interstate 29 in Tea’s Bakker Landing development.
“It’s a great location,” said owner Chad Javers, who also has the property listed with Marcus Mahlen of NAI Sioux Falls.
“It has frontage right on Sundowner, which will soon be an arterial street between Tea and Sioux Falls, and it serves a rapidly growing community that really cares about supporting local businesses. The Bakker Landing development area is really hitting its boom.”
With Thornton Flooring, CarSwap, Down Home by DeBoers and growing national retailers such as Starbucks, along with Orthopedic Institute building to the north, “this area is going to fill in fast, and it’s currently more affordable for those smaller retailers that maybe can’t afford that higher rent that comes with being in Sioux Falls,” Javers said.
Current tenants include White Space Studio, a natural light photographer; Yours on the Spot, a merchandise printing shop; and The Tea Tree, a medical dispensary.
There’s also interest from a salon, IV clinic and personal training/boxing gym.
“In addition to the types of businesses that are already renting, these are great spaces for event specialists like videographers or wedding planners, designers, retail boutiques for clothing, bridal/prom, pet supplies, home goods, consignment, etc.,” Javers said.
“Really, it’s a fit for any business concept that would benefit from having an attractive showroom area while also having a space to meet with clients if needed and to office out of.”
They also could be used for small offices but “with more of an open-air or partition-style framework due to the high ceilings,” Javers said. “Power and data could easily be added as needed in such a build-out.”
All floor plans in the six-unit building at 2001 Industrial St. are 2,667 square feet and include an office, bathroom, kitchenette, mezzanine and 14-foot glass garage door.
All floor plans in the four-unit building at 2003 Industrial St. are 2,494 square feet and include the same amenities.
“Custom build-outs are available,” Javers added. “There currently is an opportunity that an interested party could take two side-by-side spaces, and an interior doorway could be installed to connect them, but that would only be available while rentable space allows.”
Construction is complete, and build-out timelines will vary based on the client’s needs.
“All units are ready for the tenant to either move right in or build out to meet their needs,” Javers said.
