6 spots to watch in 2022

Pick any part of town, and it won’t be hard to find major intersections filling in with development this year.

But we narrowed it down to the top six areas we’ll be watching for significant announcements and activity in 2022.

26th Street and Veterans Parkway

The intersection of 26th Street and Veterans Parkway will have a little of everything coming in 2022: from a large new clinic for Avera Health on the northwest corner to the Sundance Village residential development on the southwest corner.

The southwest side has the most room to mature, and we expect to see a lot happening there in the year ahead. There are 200 acres planned as a mix of single-family homes, apartments and commercial development, including nearly 300 apartments under construction.

This is one of the last large undeveloped pieces of land in the Sioux Falls School District, with easy access to Rosa Parks Elementary and Ben Reifel Middle School, so expect to see a lot of rooftops rising as the long-range plan calls for about 350 homes. The Sundance property stretches to 33rd Street, so there’s a lot of room to grow.

This intersection also is the southern anchor for the Dawley Farm Village development, where a three-story Avera medical center is under construction, and we anticipate seeing additional office, retail and apartment construction in the year ahead.

41st Street and Veterans Parkway

You could choose any major intersection along Veterans Parkway and likely see development ahead this year. And while it also could be coming to the north end of the corridor, especially the intersection at Madison Street, we’re betting it will accelerate south first.

The intersection at 41st Street has drawn traffic for years thanks to Harmodon Park, but it’s also now the epicenter of significant new apartment construction.

The 425-unit PowderHaus Apartments are under construction with the first residents scheduled to begin moving in this fall. All those people nearby add up to more opportunity for retail, which is still underrepresented here. The area has long been envisioned for a sports bar, and the developers of PowderHaus have left the northeast corner open for commercial development.

Maple Street and Marion Road

When the city’s director of planning and development services says to keep an eye on an intersection, we pay attention. And in previewing the year ahead with Jeff Eckhoff, Maple Street and Marion Road stood out.

“One of the areas we think will be interesting to watch is around McGovern Middle School,” he said. “The land next to the middle school is starting to get bought up, so we think that’s a high-growth area.”

The Jefferson Heights development is nearly 200 acres on the southwest corner between the middle school and Jefferson High School. Expect to see it fill in with apartments, commercial activity — including Scooter’s Coffee — and new homes.

Lake Lorraine

This might be the last year Lake Lorraine makes our list because it’s filling in rapidly. But 2022 will bring plenty activity to the west-side development, starting with the long-awaited opening of Dave & Buster’s expected in March.

The six-story Blu on Lorraine apartments are under construction along the waterfront. Multiple remaining pieces of land are under contract, and national retailers are showing interest in some existing space, co-developer Steve Van Buskirk said.

“We should see some announcements coming hopefully throughout the course of the winter,” he said. “It will be a buzz with construction.”

85th Street and Minnesota Avenue

Just when you think the intersection of 85th Street and Minnesota Avenue is fully built out, get ready for more. The final retail spaces in front of Walmart are filling up, with openings coming from La Plaza Fiesta, Starbucks and Little Caesars.

McDonald’s is planning to begin construction just northeast of the intersection.

And not far away, we anticipate redevelopment will begin at the former Landscape Garden Centers property.

We’re also expecting development to start south of the intersection. One of the medical marijuana businesses selected in the city’s lottery is planning a new building in that area. In addition, expect the area south of the future Veterans Parkway to begin developing with roads in anticipation of commercial activity.

69th Street and Cliff Avenue

At long last, the northeast corner of 69th Street and Cliff Avenue will be filling in with development. Stadium Crossing will bring about 250 apartments to the area, and the rest of the 20 acres will develop commercially.

Expect to see neighborhood retail and professional services, and we’re betting a couple of restaurants given the success of nearby dining and the proximity to Harrisburg. We’re anticipating announcements at some point in 2022.

And on the southwest side of the intersection, Levo Credit Union — the rebranded name of Sioux Falls Federal Credit Union — is under construction with its new branch.
